An expert says real estate in Kyiv will become less popular with foreigners in the future.
Experts do not undertake to predict in detail the situation on the real estate market after the end of the war in Ukraine, since the scale of destruction in cities is not clear.
It is absolutely impossible to predict anything today, says TeleTrade analyst Sergey Rodler, The Chronicle.info reports with reference to UNIAN.
«We see that due to the evacuation of the population, the rent of apartments in the west of the country and in Kyiv, which is used as a transit point, is becoming more expensive. Rent now mainly by the day, just the same because of the uncertainty. It is extremely difficult to find a free apartment, so we can only hope for government help and a speedy end to the war,” he explained.
According to the expert, after the end of hostilities, the demand for housing among Ukrainians will be significant, and foreign citizens will buy housing in Kyiv much less frequently than before the war.
«The real estate market in the capital has stopped working, and its representatives took a wait-and-see attitude. If the conflict ends in the next week or two, then the situation should not change much. But if the war drags on and becomes more aggressive, then we can expect a collapse in prices, says Rodler.
He also said that due to the non-functioning registry, it is impossible to conduct a transaction for the sale and purchase of real estate on the secondary market.
«After the resumption of work, a situation may also arise when housing in the east of the country will become cheaper, and in the west to rise in price on a wave of outflow of people. However, so far there is no evidence of the ardent desire of compatriots to leave their native places forever», the expert says.
Rodler predicts an increase in prices for building materials, which in turn will provoke an increase in the cost of construction work and an impact on both the volume of supply of new housing, as well as its cost.
«Inflation had its impact in previous years (in large cities, apartments have risen in price by almost 50% in two years), but now the situation is even worse due to global environment. The housing crisis is quite real in the current conditions, however, there are still hopes for material assistance from Western partners and incentive programs of the Ukrainian government, which will allow to close the housing issue without serious losses for those in need», — he concluded.
