Experts note a significant reduction in the cost of cottages in Moscow region.
The number of transactions with suburban real estate has decreased by 20% on average. At the same time, in winter the supply also decreases: only owners who want to sell their house as quickly as possible remain on the market. They are ready to make serious concessions. Depending on the area and class of the house, the difference in price between spring and winter offers reaches 30 percent.

A country house with an area of 50-65 square meters and a plot of six acres at a distance of up to 70 kilometers from Moscow in a comfort-class village this winter will cost the buyer from 2.5 million to 6.9 million rubles. A country house for permanent residence with similar parameters — from 3.3 to 16.5 million.
In addition to the price and low competition for a suitable property, buying a country property in winter has an important advantage. During this season, you can evaluate the quality of the heating system at home: the performance of a wood stove or gas boiler, water supply and other communications. A potential buyer can check whether the house is suitable for year-round use: how well the walls retain heat at low temperatures, whether the windows are ventilated, etc.
The disadvantages of purchasing country property in winter include the inability to study the topography of the site and check whether there is any flooding during the high water period. It is worth asking the owner for a photo of the property in summer and autumn-spring, but this does not guarantee reliable confirmation of the information.
