Deputy Gavrilov: by law you can attach a front garden to your land
State Duma Deputy Sergei Gavrilov said that Russian legislation allows increasing the area of owned land as part of the procedure for clarifying information in the Unified State Register of Real Estate or by merging used neighboring ones pieces in order of land redistribution. The parliamentarian emphasized that this is not about changing the actual area of the land plot, but rather about clarifying information about it.
According to Gavrilov, when carrying out cadastral work it often turns out that the actual area of land used is larger than indicated in the documents, and the surplus, within an error of up to 10%, can be registered as property.
“This is considered an acceptable error when carrying out cadastral work,” the deputy explained.
Also, according to him, As part of the land redistribution procedure, it is possible to increase the plot at the expense of the adjacent territory — for example, a front garden. Gavrilov noted that the law establishes a closed list of grounds for refusal in such cases, so that the local administration will not be able to refuse to annex land at its discretion.
