Apartments in new buildings will rise in price as long as the preferential mortgage program is in effect
According to the results of the first quarter of this year, housing under construction has risen in price in almost all major cities of Russia. This was stated by the general director of the federal portal «World of Apartments» Pavel Lutsenko.
A square meter rose in price in January-March of this year in 67 cities out of the 70 studied, falling in price only in 3. The largest increase was shown by Cherepovets (+13.2%), Ulan-Ude (+12%), Stavropol (+9%), Simferopol (+8.9%), Tula (+8.4%), Saransk (+7.5%), Orenburg (+7.2%), Smolensk (+7.2%), Samara (+7%) and Sevastopol (+7%).
The price per square meter of new buildings fell only in Arkhangelsk (-2.1%), St. Petersburg (-1%) and Krasnodar (-0.9%). A slight increase, up to +1%, was recorded in Murmansk (+0.1%), Astrakhan (+0.1%), Nizhny Tagil (+0.3%), Surgut (+0.5%), Belgorod (+ 0.6%), Ulyanovsk (+0.9%) and Penza (+0.9%).
In Moscow, the growth of square meters in the “primary” market was +2.5%, to 356,608 rubles, in the Moscow region +1.7%, up to 189,580 rubles.
On average in all cities, 1 meter of housing under construction increased by 3.6%, up to 132,035 rubles/sq.m. m.
The average price of an apartment has increased since the beginning of the year in 60 cities, falling in 10. Price tags have increased most in Magnitogorsk (+12.6%), Cherepovets (+11.9%), Novokuznetsk (+10.3%), Stavropol (+ 10%), Ryazan (+9.9%), Sevastopol (+9.7%), Yakutsk (+9.1%), Simferopol (+8.5%), Rostov-on-Don (+8.1 %) and Tula (+7.6%).
Lot price adjusted downward in Arkhangelsk (-4%), Nizhny Tagil (-3.3%), Makhachkala (-2.8% ), Grozny (–2.7%), St. Petersburg (–2.6%), Vladimir (–2.6%), Vladivostok (–1.5%), Lipetsk (–1.5%), Vladikavkaz (–0.8%) and Astrakhan (–0.6%).
In Moscow, an apartment in a new building has risen in price over 3 months by 2%, to 19,764,748 rubles, in the Moscow region — by 0.9%, to 9,313,963 rubles.
On average for the past quarter, the total price of an apartment is Russia increased in price by 3.1%, to 7,037,761 rubles.
“While the main preferential mortgage program is in effect, new buildings continue to increase in price throughout the country. This is facilitated by both the rise in prices of transportation and construction materials and high inflation, explains Pavel Lutsenko. “As for the supply of new buildings, in the country as a whole it has decreased by 9% since the beginning of the year.”
