Who sells and who buys this type of housing?

Since the beginning of this year, rooms for sale have risen in price in 62 of the country's 70 major cities. Which was, in general, predictable, given the rise in housing prices on the secondary market. Only Moscow and the Moscow region surprised. In these regions, demand, and therefore prices, for this format of real estate began to decline.

Who sells and who buys this type of housing?

As the general director of the World of Apartments portal noted: Pavel Lutsenko, the increase in the cost of rooms is associated with a general rise in prices for apartments. Most often, according to him, heirs who have become co-owners of the apartments sell their shares in the form of rooms. And citizens who do not have enough available funds to purchase a separate apartment are more willing to buy this type of housing than others. Indeed, at the moment, even studios on the secondary market are two to three times more expensive.

According to the analyst, the most expensive rooms have increased since January of this year in Chelyabinsk (+19.8%), Ulyanovsk (+18%), Simferopol (+18.7%), Makhachkala (+16.5%), Kemerovo ( +16.4%), Ulan-Ude (+16.3%), Yaroslavl (+16.3%), Volzhsky (+15.7%), Cheboksary (+15.1%) and Saratov (+14, 9%).

At the same time, in January-April, rooms fell in price in Magnitogorsk (–5.9%), Moscow region (–5.1%), Vladivostok (–2.7%), Tula (–2.1%) , Leningrad region (–1%), Grozny (–1%) and Ivanovo (–0.1%). In Moscow, the cost of rooms has not changed since the beginning of the year. And taking into account official inflation, the price even fell. Now for one room in the capital they are asking 4,057,622 rubles. On average, in all major Russian cities, this type of residential real estate has risen in price by 6.9%, reaching a price of 1,301,226 rubles.

Over the past 12 months, the price of rooms across the country has generally increased. The decline was recorded only in seven cities. The most significant increase in the cost of objects of this format from April 2023 to April 2024 was in Simferopol (+43.9%), Ulan-Ude (+41.8%), Samara (+41.5%), Chelyabinsk (+40 %), Kemerovo (+37.8%), Cheboksary (+35.4%), Saratov (+32.5%), Barnaul (+32.2%), Chita (+31.1%) and Stavropol ( +29.2%).

The cost of rooms decreased the most in 12 months in Magnitogorsk (–8.2%), Leningrad region (–5.1%), Tolyatti (–4. 4%), Tula (–4.4%), Moscow region (–3.1%), Cherepovets (–1.2%) and Moscow (–1%). On average, across the Russian Federation, room prices increased by 13.4% over the year.

As Lutsenko believes, this format of residential real estate is gradually becoming a thing of the past, as evidenced by the cooling of prices in the capital and Moscow region, where demand for the rooms are low.
