“Overheated” prices for city apartments and extensive state support programs in the individual housing construction sector have caused a surge of interest among Russians in townhouses and dachas in SNT. In many regions, the cost of private houses with land plots is comparable, and sometimes even lower, than similar housing in new buildings. As noted by the product director of Airplane House, Maria Mogilevtseva-Golovina, in the first quarter of this year, two trends gained strength. Firstly, buyers of houses in suburban villages began to pay more attention to developed social infrastructure. Moreover, in addition to traditional facilities (shops, cafes, kindergartens, schools, clinics), there is a growing demand for new types: pick-up points for online retailers and co-working spaces, which are especially in demand among “digital nomads.”

Secondly, The average area of ​​a house and lot continues to decline. Moreover, the area of ​​the house being sold, according to her estimate, is decreasing faster than the area of ​​the land being sold. Developers responded to the request and offered original small studio houses with an area of ​​25 square meters. m with a kitchen-living room and a spacious bathroom with a bathtub.

“Over the past three years, the average area of ​​houses has decreased from 300 square meters. m up to 150 sq. m», — noted the director of the marketing department of FSK Family Ekaterina Kogan.

The reduction of space is a dangerous trend, says the head of the analytical center “Real Estate Market Indicators” Oleg Repchenko. In his opinion, in the next few years, after the currently empty niche of small spaces is saturated, this trend could lead to a stupor in the suburban housing market. “We don’t live in Monaco or Hong Kong; there’s a lot of land in Russia. And if we are really interested in improving the demographics and quality of life of citizens, why build “birdhouse” houses? 25 “squares” each?

According to Ekaterina Kogan, today buyers pay attention not only to monthly mortgage payments or the total cost of the lot, but also to the cost of operating the house. Therefore, projects in which developers use energy-efficient building materials and renewable energy sources that reduce operating costs are especially in demand.

Another interesting trend — buyers prefer country houses with finishing. “If previously they accounted for about 20% of requests, then this spring — already 60%. “To reduce the bill, people often agree that the developer hand over the first floor for finishing, and they are ready to do the second floor themselves. Task No. 1 — quickly move out of the city and start living in nature,” — Kogan explained.

According to experts, a digital IT mortgage at a rate of about 5% turned out to be a very popular product. In addition to preferential residential loans, demand is also stimulated by various developer programs. Most of them are essentially installment plans.

As market participants admitted, finding a quality home at an affordable price in a village with developed social infrastructure is not easy. But the Russian countryside real estate market is ripe for investment. It attracted the attention of a number of large national developers who came with new ideas.

But, despite their creativity, it is unrealistic to find a ready-made small house made of high-quality materials on a large plot (so as not to “hear the neighbors”). Mostly they offer either inexpensive “birdhouses” or on 4-6 acres, or very expensive cottages with plots starting from 20 acres. “If you have time, opportunity and competence in construction and installation work, then it is better to build a house on your own. But for the vast majority of citizens, it is preferable to buy a ready-made house from professional developers,” — Repchenko believes.

According to Mogilevtseva-Golovina, the supply structure this spring is dominated by houses made of stone and ceramic brick. Three years ago their share accounted for 50%, now it has dropped to 40%. The advantages of these technologies are obvious, but there are also disadvantages — high price and time-consuming construction and installation work. 30% of offers are for houses made of concrete, and 15% each — for wooden houses and “frameworks” accordingly.

“House kits made from panels are not inferior in cost to brick, but they have one big advantage — speed. Considering the acute labor shortage, this is a significant advantage,” — Kogan added. According to her, the thermal insulation of wooden and frame houses is higher; heating such a house costs about 40 thousand rubles. cheaper per year. In her opinion, there are no prerequisites for reducing prices. The fact is that developers already worked with a small margin. And recently, land plots have been “covered” KORT (integrated development of the territory. “MK”), according to which the developer of an organized village is obliged, in addition to a school, a kindergarten, to build additional social infrastructure facilities (an art school, a volleyball section, etc.), which increases the additional burden on project. “Compared to city apartments in high-rise buildings, the individual housing construction sector is undervalued both in the Moscow region and in New Moscow,” — noted Ekaterina Kogan. According to her forecast, this year the average prices for country houses will increase by 15-20%.

According to Maria Mogilevtseva-Golovina, due to rising building materials and labor shortages, the average price tag will increase this year by at least 10%. “Unlike the city “fence” very diverse. We are not talking about a serious collapse. Good quality houses with reasonable prices, of course, will not become cheaper. But there are many overvalued properties in this sector, especially on the secondary market. And their prices will most likely adjust,” — concluded Oleg Repchenko.
