Buyers are purchasing the most modest housing in Moscow and Krasnodar — 30-40 square meters
Analysts estimated the average area of apartments sold in the first quarter of 2024 in Russia. Vladivostok became the leader, but Moscow and Krasnodar found themselves at the bottom of the ranking, significantly behind other large cities.
< p>The most popular size of apartments in new buildings in the country is from 40 to 60 square meters. Such housing is relatively affordable and allows for comfortable living for small families. Larger apartments (from 60 square meters) are more often purchased by parents with several children, while smaller apartments are purchased by young people, students, single people or investors.
Vladivostok took honorable first place in the “Spacious Housing” category. According to the Prodom service, the average area of apartments under construction sold in the first quarter of this year in the port city is 63 square meters.
This is largely due to the update that the Far Eastern Mortgage program received. Previously, the real estate and mortgage center “Etazhi-Vladivostok” provided data that in the first three months of the year, the demand for the purchase of apartments over 60 square meters under preferential mortgage programs increased two and a half times compared to the same period in 2023. The increase in demand was mainly shown by the “comfort plus” and “business” classes.
The second position in the ranking of spacious housing is shared by Rostov-on-Don and Moscow, where new residents, in theory, should live in apartments measuring 58 square meters. But these figures cannot be taken literally in relation to the capital, but only as the average temperature in the hospital. And here's why.
In prestigious areas of Moscow, a sufficient number of premium-segment apartments with huge areas (several hundred square meters) are sold, which give a large square footage in statistics. Such housing has five or six bedrooms, bathrooms and toilets, kitchens and living rooms the size of a small restaurant, dressing rooms and other additional rooms that average Russians have no idea about. In most other Russian settlements, including those with a population of over a million, luxury housing is a real rarity. Even if in a large city there are new buildings with several high-class apartments, their footage has almost no effect on the calculations.
“But as far as the most sold area is concerned, the Russian capital is in last place in the ranking of spacious housing,” notes Andrei Neginsky, an independent analyst of the residential real estate markets of Moscow and the United Arab Emirates. — In the capital, due to the high cost of apartments, buyers most often purchase very modest housing, from 30 to 40 square meters.
In third place is Astrakhan: the area of apartments in new buildings sold in the first quarter in the city on the Volga is almost 55 square meters.
Ekaterinburg and Perm are no longer among the top three winners in terms of space; here the average apartment area is 50 and 48 square meters, respectively.
The least space in new real estate is observed in Krasnodar. The average area of apartments sold in the southernmost city of the rating barely reaches 40 square meters.
Krasnodar is considered one of the most attractive cities for living in Russia due to its climate, developed infrastructure, cultural life and proximity to the sea . This attracts people, which increases the demand for housing and, as a result, prices. They, of course, do not reach the level of those in Moscow, but it is not easy for local residents to buy an apartment of decent size. In some areas of Krasnodar there is a shortage of quality housing, especially in new buildings or luxury complexes.
— Regarding apartments: in Krasnodar and Yekaterinburg “one-room apartments” sell better, in Vladivostok — “three rubles”, in Rostov-on-Don. Don — “eurodvushki”, in Perm — “eurodvushki” and “eurotreshki”. In Astrakhan, improved one-room and two-room apartments showed a good indicator, says Vladimir Kravchenko, member of the board of Development-South.
