A new trend has emerged in the real estate market. As demand fell not only for the purchase of housing, but also for rent, homeowners began to place “double” advertisements. In one, they indicate that the apartment is for sale. In the other — what is for rent.

According to experts, in the economy segment in recent years, 85% of rental demand in Moscow has been generated by migrants from the countries of the Commonwealth of Independent States (mainly) and residents of Russian regions coming to work or study. But, since migrant workers from neighboring countries are actively leaving, freeing up apartments, supply is growing and prices are falling.

The remaining 15% is divided into several categories.

The first is citizens who “settled” in the capital and planned to buy an apartment, but after tightening lending conditions, they were forced to continue renting housing. The second is people who rent out their own housing, which is usually quite spacious, while they themselves rent an apartment of a smaller area and live off the difference in price. The third group is young Muscovites who want to separate from their parents.

In April, the supply of rental housing in Moscow increased by 16.8%, and the number of requests decreased by 12.3%, says Oksana Polyakova, deputy director of the Apartment Rental Department at Inkom: “The expansion of the base of objects is due to the receipt of apartments rented out for the summer period. In addition, it is connected with the situation in the secondary housing market: the rise in mortgage prices has reduced the interest of buyers, and owner-sellers are now putting apartments on double exposure. According to our data, 17% of the lots from the rental base are simultaneously put up for sale.”

The majority of renters (42%) can only afford studios and one-room apartments. But even their cost in old Moscow starts from 28 thousand rubles. For that kind of money, for example, a one-room apartment with an area of ​​32 square meters can be rented on the 2nd floor of a 5-story building on Otkrytoye Shosse, 10 minutes by car from the Rokossovsky Boulevard metro station.

10% of tenants choose rooms (minimum rate — 15 thousand rubles per month). “Rooms are a rather specific format of real estate. On the one hand, you can find cheap options here, on the other hand, approximately half of the renters of rooms rent them out in apartments where they live themselves, so they choose tenants meticulously. There is always interest in rooms as the most economical offers, it is at the same level, we do not see its increase,” comments Oksana Polyakova.

For example, you can rent a room with an area of ​​15 square meters. m in a three-room apartment on the 3rd floor of a 9-story building on Fedora Poletaeva Street, a 14-minute walk from the Ryazansky Prospekt metro station. A furnished room with a balcony is rented to only one woman; the owner lives in the apartment.

About 30% of clients prefer two-room apartments. More or less decent offers start from 40 thousand rubles. These are mainly families with children and citizens who choose shared rentals in order to save money. As for the latter, even strangers or casual acquaintances are more comfortable living with each other than with the owners in the same apartment.

The most budget offer for renting a two-room apartment in old Moscow, we repeat, is 40 thousand rubles per month. For this amount, for example, you can rent a 45-meter apartment with isolated rooms on the 2nd floor of a 5-story building on Bolotnikovskaya Street, an 8-minute walk from the Kakhovskaya metro station. The relatively low price is explained by the minimum amount of furniture in the rooms — the tenant will have to invest in sofas and wardrobes himself.

And finally, 18% of tenants rent “three rubles” and even apartments with larger rooms. Again, people often unite to rent.

Realtors found a three-room apartment with the lowest rental rate for 50 thousand rubles a month. The apartment is located on the 1st floor of a 2-story building on 1st Lyuberetskaya Street, an 11-minute walk from the Zhulebino metro station. The total area is 80 square meters, the rooms are isolated. The housing is equipped with furniture and household appliances. Just a year ago, such an offer was estimated at at least 60 thousand.

— The “fever”, which lasted more than one month, is over. Migrants, who caused prices to go up, are leaving. There are much fewer tenants, and the cost of apartments is gradually decreasing, which is quite natural, the expert concludes.
