This housing, atypical for Russia, is not rising in price as quickly as houses
Townhouses, that is, small-apartment cottages, developed as a suburban real estate format in the 2010s. But due to the difficulties of development, many developers abandoned it. Nevertheless, townhouses worth tens of millions of rubles are being bought and sold quite actively.
Experts from World of Apartments analyzed the situation in 37 cities of the Moscow region. The most townhouses are sold in Podolsk, Istra, Solnechnogorsk, Khimki, Domodedovo, Zvenigorod, Mytishchi, Dolgoprudny, Odintsovo, Aprelevka.
Analysts found the most expensive townhouse in Korolev: 37.5 million rubles. Slightly cheaper — in Krasnogorsk (37.4 million) and in Odintsovo (36 million rubles).
The most affordable townhouses are in Yegoryevsk (5.3 million rubles), Bronnitsy (5.5 million) and in Klin (6.5 million rubles).
The average townhouse in the Moscow region costs 19 million.
Over the past year, since May 2023, in 26 cities of the Moscow region included in the study, prices for townhouses have risen, in ten they have fallen, and in one (Klin) they have remained the same.
Properties have risen in price the most in Solnechnogorsk ( plus 88%, 18 million rubles), Stupino (plus 66%, 15.7 million) and in Voskresensk (plus 61%, 15.3 million).
Townhouses in Dedovsk fell in price (minus 28%, 14.3 million), Yegoryevsk (minus 22%, 5.3 million), Balashikha (minus 14%, 23 million rubles).
On average in the cities studied, prices for this type of housing increased by 6% .
— Townhouses have risen in price more than apartments on the secondary market of the Moscow region (the latter rose in price by 1.1%), but less than detached houses (plus 25%), says the company’s general director Pavel Lutsenko . — The demand for them is several times lower than for country houses, but the supply is also small: fewer and fewer developers are taking on the construction of townhouse villages. The greatest potential for price increases in the future are townhouses built by professional developers no more than eight years ago in a residential, organized settlement of the “comfort plus” or “business” class.
