Residential buildings near the Moscow River have always been included in the list of the most prestigious. The country's top officials, movie and pop stars lived in them. Unfortunately, many old buildings and embankments are now obsolete. They are being replaced by new buildings with a modern layout and with gorgeous panoramic views from the windows.
The banks of the Moscow River are being actively developed by developers. As the managing director of the Metrium company said: Ruslan Syrtsov, over the past three years the number of residential projects being implemented here has more than doubled. Along the Moscow River there are currently 36 residential and apartment complexes on the primary market. For comparison, three years ago developers implemented only 16 projects here. A total of 63 projects are being implemented near the Moscow River and Yauza River, which is 2.4 times more than five years ago.
On the banks of the Moscow River there are 55 embankments, most of which are well-maintained: Savvinskaya, Luzhnetskaya, Frunzenskaya, Sofiyskaya, Shevchenko, etc. In recent years, recreational zones have begun to be created not only by city authorities, but also by developers. “Any body of water in a metropolis is a point of attraction. And if there is such an opportunity, residential and public spaces are organized in its surroundings,” — noted Commercial Director of Regions Development Liliya Artsibasheva. In her opinion, the development of premium residential clusters near the water is a global trend.

“Houses on the embankments never go out of style,— said the general director of the River Park company Larisa Shvetsova. According to her, the modern embankment is not only a walking area by the water, but also a multifunctional entertainment space, where various leisure scenarios are provided: playing together with children, playing sports, family holidays. New buildings near such objects are characterized by increased liquidity, since housing in such areas is popular with all generations of buyers — from millennials to baby boomers. Rare embankments, not separated from houses by a roadway, are especially popular.

According to the expert, proximity to the river always makes residential and apartment complexes more attractive in the eyes of clients. New buildings and reconstruction projects near the Moscow River cost an average of 574 thousand rubles. per sq. m, which is almost 25% higher than the average price on the primary market of the capital. But there are projects where for 1 “square” developers are asking for 333.9 thousand rubles. “Given the trend towards environmental friendliness among clients, developers are actively building up the banks of the capital’s rivers. At the same time, most developers respect the environment, and their projects are harmoniously combined with the natural environment,” — the analyst noted.
