Developers will mainly build up the center: unlike the economy segment, “deluxe” finds its buyers

Experts have calculated the number of land plots in the capital at different stages of readiness. Starting from 2022, the total portfolio of developers includes 370 promising sites. The potential residential development area is estimated at 33.9 million square meters. Most of all, developers are going to develop the Central Administrative District of the capital, where 83 sites are concentrated.

In Greater Moscow, Metrium analysts counted 370 promising projects by developers at various stages of preparation for implementation, that is, before the start of sales and construction. Among them, 212 plots are land acquired by developers without prepared project documentation. There are 109 sites with a master territory development plan (GPZU): projects in which developers have already decided on what they will build and have agreed on their plans with the city authorities. Finally, the number of promising projects includes (34) — sites for construction on which developers have already passed the state examination of documentation and received a construction permit.

The potential development area in “old” and New Moscow is estimated at 55 million square meters, of which 34 million are residential (including projects with apartments).

In “old” Moscow, the total development area can to amount to 31 million square meters of housing, in Novaya — 4 million.

In terms of the number of promising sites, the Central Administrative District will be the most developed in Moscow, where developers are planning 83 projects. Of these, 4 million square meters of residential real estate can be built on 62 plots.

“Competition is growing in the elite and deluxe segment of the Moscow new buildings market, so the Central District is leading in the number of promising sites,” comments Ekaterina Borisova, director of development at Rariteco. – The supply of new projects in the center is growing, and this trend will continue, as new players enter the development of expensive new buildings in Moscow, and old ones increase their portfolios of promising projects.

Next in terms of the number of potential developments is the Northern Administrative District. Housing with a total area of ​​7 million square meters can be built on 32 plots. The Southern District closes the top three Moscow districts in terms of potential construction. According to available data, the residential area here could reach 3 million square meters.

Among the districts in terms of the number of promising projects, the leaders are Presnensky in the Central District (22 sites), Khoroshevsky in the North-Western (14) and Khamovniki in the Central ( 13).

“The Presnensky district will remain the most attractive area for construction in Moscow,” comments Svetlana Bardina, director of the residential real estate sales department of the Summa Elements Group of Companies. – First of all, this is Moscow City with the business center of the capital, the proximity of the Government House and other significant institutions. At the same time, the Presnensky district is well provided with infrastructure and has a convenient transport network.

As for the legal status of future premises, apartments predominate in the developers' plans. With residential premises, developers can build 290 complexes (total potential area — 49 million square meters, 30 million square meters — residential). On 72 sites, developers can implement apartment projects (total development area is 5 million square meters, of which the area of ​​residential premises is 4 million). Seven projects may include apartments and apartments (total area – 835 thousand square meters and 517 thousand residential).

– The total portfolio of promising projects of Moscow developers is comparable to the total number of projects on sale, says the managing director of the company “ Metrium» Ruslan Syrtsov. – In February, developers implemented 400 projects in Moscow (versus 370 planned). This means that the activity of developers will remain at a high level, almost regardless of changes in the situation with demand and prices. The picture of the construction market leaders also, apparently, will not change in the coming years, and the trend towards further concentration of supply in the portfolio of the top ten largest companies will strengthen.
