Research: interest in real estate in the cities of the Black Sea coast exceeds the annual average during the holiday season
The highest demand in the primary real estate market occurs in August, but transactions will be registered only in September. In Sochi, during the peak period, about 15% of the total volume of transactions for the year is expected to be concluded, in Novorossiysk — 14%, in Anapa — 19%. These are the data provided to MK by the Neometry company.
The second most popular month for purchasing real estate is July, in August the share of registrations in Sochi accounts for 14% of the annual volume of transactions, in Novorossiysk – 12%, and in Anapa – 18%.
The company emphasized that tourist interest in the region continues to grow and that the most intensive development is currently observed in the resort real estate segment. There are no prerequisites for a decrease in purchasing activity; investment demand on the coast of the Krasnodar Territory will remain, including due to restrictions related to travel to foreign resorts and the development of Sochi as a world-class resort.
The growth in the cost of new buildings on the Black Sea coast continues. Thus, in Sochi, the price per square meter has increased by 33% since the beginning of the year, in Novorossiysk — by 14%, in Anapa — by 18%. “In the coming months, the price level is most likely to stabilize; we do not predict significant fluctuations in prices for resort real estate,” the experts say.
The average cost per square meter of housing in the Krasnodar Territory has increased by almost a third over the past year, approaching 170 thousand rubles. In Novorossiysk, the price per square meter is reached 205 thousand rubles, in Sochi — 546 thousand rubles, excluding the «business» and «elite» segments.
