According to the assessment of the Real Estate Market Indicators AC, in January-April, secondary apartments in old Moscow rose in price by a symbolic 0.5%, to 271,690 rubles. per sq. m on average. At the same time, in 26 metropolitan areas, the average cost per meter, on the contrary, decreased. Where has housing prices fallen the most since the beginning of this year?
Thus, apartments near the Sviblovo metro station have fallen in price since the beginning of the year by 3.7%, to 265,267 rubles. per sq. m on average, this is the first line of the rating (see table). In second place is the area of the Tretyakovskaya metro station, where apartments began to cost 2.8% less (473,300 rubles per sq. m on average), in third place is Yuzhnaya, with prices decreasing by 2.6% from the beginning year (up to 250,423 rubles per sq. m.).
The fourth line of the rating is occupied by the Ulitsa Podbelskogo metro station area, where apartments lost 1.8% in price (243,939 rubles per sq. m.). m), in fifth place — «Kolomenskaya» with a decrease in the cost of a meter on the secondary market by 1.7% (to 271,913 rubles per sq. m).
The top areas that have fallen in price also include the metro areas of Altufyevo (-1.5%, to RUB 226,226 per sq. m on average), Dobryninskaya (-1.4%, to RUB 405,924 per sq. m), and Yugo-Zapadnaya (-1.3%, to RUB 283,615 per sq. m).
The top ten is rounded out by the areas of the Ryazansky Prospekt and Medvedkovo metro stations, where apartments fell in price by 1.2% from January to April, to RUB 231,949 and RUB 241,743 per sq. m on average, respectively.
“Among the leaders of the decline are mainly the traditionally budgetary outlying areas of the capital. Prices for budget housing are more sensitive to changes in market conditions than expensive segments, where the exposure period is much longer and the dependence on mortgages is lower,” experts explained.
The Tretyakovskaya metro station area stands out from the general trend. The fact is that Zamoskvorechye has always been cheaper than other areas of the center that are on the side of the Kremlin, like Ostozhenka, Arbat, Patrikov, Tverskaya, etc. During the period of hype and rising prices, they tried to bring it up to the general level. When the hype is over and there is not enough demand, it is quite natural that Zamoskvorechye should again slide into the second tier among expensive areas.
