At the beginning of summer, another wave of price increases swept across the national countryside housing market. Don't expect a lull this holiday season. After the abolition of preferential mortgages for apartments in new buildings from July 1, this process will go even faster, analysts say.

Of the 85 regions of the Russian Federation in which experts studied price dynamics in the segment of private households, Moscow, of course, took the lead. On average, a house in the capital now costs 30.4 million rubles. The top 10 regions by high cost also included St. Petersburg (22.9 million) and the Moscow region (19.4 million), as well as the Yamalo-Nenets Autonomous Okrug (13.9 million), Dagestan (12.8 million), Sevastopol (12.6 million), Chechnya (11.8 million), Krasnodar Territory (11.3 million), Crimea (11.3 million) and the Kaliningrad region (11.2 million).

“It is easy to see that the “expensive ten” included almost all regions with coastlines on the Black, Caspian and Baltic seas. The Leningrad region took exactly 11th place in the ranking with the average price of a house at 11.0 million rubles,” said Pavel Lutsenko, general director of the World of Apartments portal. In his opinion, our compatriots always have an interest in houses by the sea, and over time it only grows.

The most affordable houses are currently sold in the Kurgan region, where they cost on average 10 times cheaper than in the capital — 2.98 million rubles. Also, inexpensive individual households are put up for sale in the Jewish Autonomous Okrug (3.2 million rubles), Mordovia (3.6 million), Arkhangelsk (3.7 million), Pskov (3.8 million), Kemerovo (3.8 million) , Ryazan (4.0 million) regions, Komi Republic (4.1 million), Bryansk (4.1 million) and Lipetsk (4.2 million) regions. On average in Russia, an individual house now costs 7.16 million rubles.

Since the beginning of the year, out of 85 regions, private homes have increased in price in 55, while in 30, they have fallen. The biggest price increases for houses were in the Altai Republic (+32%), Kemerovo Region (+15.8%), Sevastopol (+12%), Ulyanovsk (+10%), Omsk (+9.5%) Regions, Tuva (+8.2%), Sverdlovsk Region (+7.9%), Stavropol Krai (+7.4%), Vologda Region (+7.3%) and Chechnya (+7.1%).

The biggest price decreases for houses were in Magadan (-16.6%), Murom (-11.9%) Regions, Chukotka (-10.1%), Nizhny Novgorod Region (-9.3%), Nenets Autonomous Okrug (-6.6%), Tambov (-5.2%), Lipetsk (-5.2%), Smolensk (-4.6%) Regions, Kamchatka Krai (-4.2%) and Kabardino-Balkaria (–4.1%).

In Moscow, the price increase was 2.5%, in the Moscow region – 5.6%, in St. Petersburg – 3.1%, in the Leningrad region – 2.3%. In January-June, the average price of an individual house in the Russian Federation increased by 3.8%.

«Russians still prefer to buy and build houses from stone and ceramic brick,» said Maria Mogilevtseva-Golovina, product director at Samolet Dom. According to her, if three years ago their share was 50%, now it has decreased to 40%. The advantages of these technologies are obvious, but they also have disadvantages — high price and long construction and installation work. 30% of offers are for concrete houses, and 15% for wooden houses and «frame houses», respectively.

According to Lutsenko's forecast, in the second half of the year the interest of Russians in buying houses will increase. The fact is that the state program of preferential mortgages at 8% is ending in the primary apartment market. And part of the demand will inevitably shift to the suburban sector. Because per square meter the house costs much less. For example, in Moscow 1 sq. m of a cottage costs 144.9 thousand rubles, while a “square” of an apartment costs 364.5 thousand rubles.  (that is, 60% cheaper). In the Moscow region — 98.6 thousand versus 190.6 thousand rubles. (48% cheaper). And in the whole country, the price per square meter of a house is 61.9 thousand rubles, while apartments in a new building are 132.9 thousand (a difference of 53%). 

“The cost of those properties that will be subject to preferential mortgage programs will especially increase,” the expert believes. He is confident that the trend towards reducing space, which has long existed in the apartment market, will gain momentum in the house segment: in the last six months alone, the average size of a cottage has decreased by 2 square meters. m — from 118 to 116 sq. m.
