Traditionally, the Black Sea coast of the Krasnodar Territory is the most in demand and developed. Sochi can be reached by air, rail, or road. Sochi itself is a resort city.

The city received this status in the 1920s and since then has continued to develop as a health resort of importance for the whole country. A unique combination of factors such as a subtropical climate, a warm sea and mountains nearby, beautiful nature, has led to the fact that infrastructure, housing construction, apartment construction are very well developed here, there are a large number of sanatoriums and options for hotel accommodation.

The Baltic coast within the Kaliningrad region has a number of features. Due to the fact that the Kaliningrad region is an external territory of Russia, you can get here either by plane or by ferry. There is practically no such heat here as on the Black Sea coast, and this place is mainly chosen by people who prefer a milder climate, relatively even throughout the year. The Kaliningrad region is consistently among the destinations that are the most popular for both tourism and internal migration.

Real estate prices on the Baltic coast and the Kaliningrad region are significantly lower than in Sochi. For example, the average price per square meter in new buildings along the coast is 203 thousand rubles. The lowest price per square meter was recorded in the Baltic urban district – 104 thousand rubles. And the most expensive new buildings are noted in the Yantarny urban district: 259 thousand rubles.

In the Svetlogorsk urban district «square» in a new building will cost an average of 242 thousand rubles. The most affordable lot on the Baltic coast of the Kaliningrad region – one-room apartment with an area of ​​21 square meters. It can be purchased for 2.9 million rubles, and it is located in the urban district of Pionersky. The most expensive offer is in the village of Otradnoye, Svetlogorsk urban district: 94.7 million rubles – these are four-room apartments on the first line with a view of the Baltic Sea and access to the promenade.

This matters depending on the purpose of purchasing an apartment. For rental purposes, the location near the sea is more interesting, but for permanent residence and on a limited budget, it makes sense to consider new buildings not on the first line.
