Small-sized apartments in Moscow can no longer be found during the day
In May 2024, Moscow authorities banned the design of small-sized apartments with an area of less than 28 square meters in new buildings. At the same time, the average area of primary housing in the capital for the first time in several years increased by 0.6% (compared to May 2023). What is the reason for this phenomenon? analysts from the Metrium company found out.
The primary market in Moscow currently offers 64,640 apartments (excluding apartments) in 305 projects. Their average area is 54.5 square meters. A year ago it was 54.2 square meters.
An increase in the average area was recorded for the first time since 2020. In 2020-2023, the size of apartments decreased by 22.5% (from 70 “squares”). Now the figure has increased in nine of the twelve capital administrative districts, with the exception of the South-Western, Novomoskovsky and Troitsky (in the latter the average housing area is already significant). The maximum increase in the average area was recorded in the east of Moscow — by 9.4%.
— The active development of the east of Moscow is associated not only with an increase in the intensity of construction, but also with a change in the structure of the exposition, — says Liliya Artsybasheva, Commercial Director of Regions Development. — The volume of supply in new buildings in the Eastern District has grown by 21% over the year. The number of two- and three-room apartments for sale has mainly increased.
The maximum average area of supply of apartments in new buildings in the capital was recorded in the Central Administrative District — 110.9 square meters. In second place is the Troitsky District — 61.7 square meters, in third place is the Western District — 60.4 square meters. The minimum indicator was noted in Zelenograd — 44 square meters.
The minimum area of an apartment on the primary market in Moscow is 15.7 square meters. m. We are talking about a studio worth 8.8 million rubles in a residential complex in the north of the city. The maximum area of an apartment in a new building is 862 sq. m. m in a residential complex in Khamovniki.
— The growth in the average area is explained primarily by the active demand for small-sized formats and their washing out from the exhibition, notes the managing director of the Metrium company. Ruslan Syrtsov. — The volume of supply of apartments on the primary market over the year increased by 3.4%. At the same time, the share of studios in the exposition structure decreased by 1 percentage point. However, this is not an exhaustive fact. It is important that the number of the most budget micro lots on sale has decreased. I believe that after the ban on the design of small-sized apartments, the average area of primary housing will increase significantly, and family formats will become predominant on the market. In addition, the dynamics of the average area was influenced by the release of several deluxe projects and the expansion of the geography of business and premium class in the metropolis.
