Over two years, the size of purchased housing has decreased in most regions
Experts from the analytical platform bnMAP.pro found out how the area of apartments and apartments in real transactions has changed since 2022. Experts studied the markets for new buildings in the 21 most active regions of Russia. It turned out that the average housing size increased in only six cities: Samara, Omsk, Moscow, Rostov-on-Don, Krasnodar and Kazan. At the same time, only in Samara, Omsk and Moscow the area changed by 3% or more.
Over the past two years, the average area of a purchased apartment has increased the most in Samara. If in 2022 they bought housing here with an average area of 51.8 square meters, then in 2024 — already 55.8 “square meters” (plus 7.6%).
Omsk is in second place in terms of area change : plus 6.6% (from 52.2 to 55.6 square meters). Moscow closed the top three: plus 3% (from 49 to 50.5 square meters).
Changes in the average area of purchased apartments and flats in Rostov-on-Don, Krasnodar and Kazan are positive, but insignificant: from 0.1% to 1.2%. Thus, in Rostov-on-Don, the average area of purchased apartments in 2024 was 48 square meters, in Krasnodar — 45.5, in Kazan — 50.8 square meters.
In the remaining 15 regions, the area of housing purchased by buyers decreased from 0.2% (in Ufa) to 10% (in Krasnoyarsk).
The area of apartments in transactions has decreased the most over two years in Krasnodar Krai, Chelyabinsk and Krasnoyarsk. In Krasnodar Krai, it decreased by 7.8%, and now the average area of a purchased apartment there is only 39.4 square meters. In Chelyabinsk, the size of housing in transactions decreased by 9.5% (to 47 meters). And in Krasnoyarsk, the maximum reduction in area among all the regions studied was noted — by as much as 10%. Russians buy apartments and flats in this city with an average area of 49.3 «squares».
Saint Petersburg and the Leningrad Region are worth mentioning separately. The decrease in the footage of purchased housing in these regions is insignificant — by 0.3% and 1.1%, respectively. Nevertheless, the size of apartments and flats that residents can afford is tiny (as it was originally): 39.5 and 39.8 «squares», respectively.
