On the market of new buildings in the Moscow region, there are a total of 50 thousand apartments worth up to 15 million rubles, which are suitable for purchase with family mortgage. Elena Chegodaeva, head of the analytics and consulting department at NDV Supermarket Real Estate, told MK about this.
Let us remind you that according to the Ministry of Finance, families with at least one child under the age of six can take out a mortgage at 6% to purchase an apartment in a new building or build an individual residential building with a minimum down payment of 20%.
The updated program applies to families raising a disabled child. Parents with two minor children living in small towns with a population of up to 50 thousand people and in certain regions can purchase housing at a subsidized rate.
In the case of a classic family mortgage at 6%, the price of an apartment in Moscow and the Moscow region should not exceed 12 million rubles. If the cost of housing is higher than the specified limit, it is possible to combine a family mortgage program and a regular one: in this case, payment of the remaining loan amount will depend on the current market rate.
There are 11.1 thousand apartments on the primary market of old Moscow at prices up to 15 million rubles, which is 27.3% of the total exposure. At the same time, 44% of the number of apartments are studios (4.8 thousand), 13.7% are one-room apartments (1.5 thousand). The share of the family format is 42.5% (4.7 thousand apartments).
New Moscow offers buyers more options. — 18 thousand apartments. Family formats account for more than 50% — 10.4 thousand apartments.
Those wishing to purchase an apartment with a family mortgage can consider new buildings in the near Moscow region. The primary real estate market of the Moscow region in terms of the number of housing is almost twice as high as the supply in the “old” region. Moscow: 21 thousand apartments. Among them, family formats account for 62%, or 13.1 thousand apartments.
