The rush to rent housing began a month earlier

Due to the cancellation of preferential mortgage programs, Russians rushed to rent apartments

Rent in July became more expensive in the vast majority of Russian cities with a population of over 300 thousand people. This applies not only to one-room apartments, but also to two- and three-room apartments. Rent prices decreased slightly only in seven cities, including Sochi, Yakutsk, and Bryansk. Analysts from Mir Kvartir conducted a large-scale study of the rental housing market and identified trends that are unusual for the second month of summer.

— This year, the increase in rental prices in July was much greater than for the same period in 2023, — says Pavel Lutsenko, CEO of the federal portal «World of Apartments». — The reason is the cancellation of preferential mortgage programs, as a result of which demand began to shift from the housing sales market to the rental market. Apartment owners anticipate a further increase in rates, and the «hot season», which usually begins in August, this year made itself known with increased demand for housing already in July. At the same time, the supply of apartments for rent in Russia has decreased by 14% in a month.

One-room apartments in July became more expensive in 61 cities out of 70 studied, and became cheaper in nine, experts say. The owners who raised rents the most were in Kurgan (plus 12.8%, up to 20 thousand rubles per month), Novosibirsk (plus 12.4%, up to 28.6 thousand rubles) and Astrakhan (plus 11.7%, up to 24 thousand).

The cost of removable one-room apartments decreased the most in Bryansk (by 6%, to 14.2 thousand rubles), Yakutsk (minus 5.1%, to 30.4 thousand), Vladikavkaz (minus 4.2%, to 22 thousand) . In Sochi, the decrease is insignificant — by 0.7% (and only for renting one-room apartments), but the fact itself is important. The cost of rent in the southern capital is comparable to Moscow. In Sochi — 43.2 thousand rubles, in Moscow — 49.2 thousand (rent growth in the Russian capital for the month is 3%).

In the Moscow region, one-room apartments rose in price by 1.6%, to 31.1 thousand rubles, in St. Petersburg — by 2.6%, to 34.5 thousand.

Two-room apartments increased in price in 47 cities, and became cheaper in 23. The most noticeable increases in rates were in Kaliningrad (up 11.3%, to 38.4 thousand rubles), again in Kurgan (up 9.4%, to 25.2 thousand) and in Novosibirsk (up 9.3%, to 35.3 thousand).

In Tolyatti, rental prices for two-room apartments fell more significantly than in other cities — by 6.8%, to 22.2 thousand rubles, in Yaroslavl — by 5.9%, to 23.3 thousand, in Chita — by 5.2, to 34 thousand rubles.

Moscow two-room apartments «went heavier» by 2.4%, to 60.6 thousand rubles, Moscow region — by 0.9%, to 37.4 thousand, St. Petersburg — by 1.8%, to 44.9 thousand rubles per month.

Three-room apartments have become more expensive to rent in 44 cities, and cheaper in 26. The most expensive three-room apartments were in the city of Volzhsky (by 15%, to 23.4 thousand), in Kaluga (by 11%, to 24 thousand) and in Smolensk (by 9.9%, to 23.1 thousand rubles).

In Moscow, three-room apartments have become 1.4% more expensive to rent — on average for 72.3 thousand, in the Moscow region — by 1.7% (44.1 thousand), in St. Petersburg — by 1.9% (55.8 thousand).
