Based on the results of July, the Akademichesky district became the leader in price growth on the capital's primary housing market. The reason for this is the rapid erosion of budget lots from the local new-build market.
As explained by the founder of the company «Best-Novostroy» Irina Dobrokhotova, the leadership of the Akademichesky district is connected with the change of the exposition and the washing out of lots with a lower average price of 1 sq.m. Usually these are lots of a smaller area or with more attractive consumer characteristics. The average price of one «square» compared to the first month of summer has grown here by 24.4%, to 674 thousand rubles (see table).
Second place in the ranking with an increase of 19.54%, to 761.7 thousand rubles. for 1 sq.m., occupied the Don region. The third line is occupied by the Solntsevo district with an increase of 11.99%, to 398.1 thousand rubles. for the «square». Bibirevo district took fourth place (+8.96%, up to 250.5 thousand rubles), fifth — Arbat (+8.95%, up to 1.68 million rubles).
According to the analyst, in July the average price of 1 sq.m. in the capital's new buildings in 2024 increased by 2% compared to June, to 554.6 thousand rubles.
Since the beginning of 2024, according to the platform, the capital's new buildings have risen in price the most in the east. Average price of 1 “square” in the Eastern Autonomous District increased by 10.9%. Second place went to the Central Autonomous District (+9.4%), and the third position was taken by the North-Eastern Autonomous District (+8.2%).
