The leader was the expensive segment of the real estate market
The highest figure in history was the sale of premium new buildings in June 2024 — 60 projects. There were 5.8 thousand apartments and flats on sale with a total area of almost half a million (477 thousand square meters). Over the past two years, the supply of premium new buildings in Moscow has increased by 30%.

– The premium segment is actively expanding geographically: new projects are appearing not only in the center, but also in promising eco-friendly locations along the river in green zones, in areas with good educational and leisure infrastructure, – says Regions Development Commercial Director Liliya Artsybasheva. – These areas are home to premium-class new buildings that have rare advantages – access to parks, yacht clubs, beaches.
The structure of the supply of premium-class new buildings by stage of completion has changed quite noticeably over the past year. The share of premises in buildings at the initial stage of construction accounts for 23% (a year ago — 13%). At the stage of floor installation, developers offer 43% (against 57% a year ago). The share of apartments and flats at the finishing stage of buildings showed a slight increase — from 19% to 26%. The most scarce supply remains apartments in finished buildings: 9% against 11% last year.
– In the premium segment, finished new buildings and houses at advanced stages of construction are currently in the greatest demand, – comments Dmitry Golev, Commercial Director of Optima Development. – Clients do not want to wait long for construction to be completed. Among them, the demand for apartments and apartments with pre-finishing (white box) from the developer is growing. Projects with their own park areas and developed internal infrastructure are especially popular.
The growth in the supply of premium-class new buildings is accompanied by an increase in their average cost. In June 2024, developers asked for 734 thousand rubles per square meter of housing. A year ago, in June 2023, the average cost per square meter was 617 thousand — plus 19% per year. The premium market is becoming one of the most dynamically developing in the Moscow new buildings market.
– Premium-class new buildings are displacing business-class projects, – notes Anna Radzhabova, director of the elite real estate department at Metrium Premium. – Good social and commercial infrastructure distinguishes them even from new buildings in more expensive segments, where in-house infrastructure is relatively rare.
