The most popular recreational infrastructure facilities in Moscow's business-class residential complexes have been named
Most often, Moscow developers include gyms (24%) and beauty salons (13%) in business-class projects. This is the conclusion reached by analysts at Metrium after studying the composition of recreational infrastructure in the segment. However, recently, developers have begun to include dance studios, video game rooms, and biohacking centers in the master plans for residential complexes.

According to analysts, 135 residential and apartment complexes are currently being implemented on the capital's primary business-class housing market, which is 37% of all new buildings and reconstruction projects in «old» Moscow. The share of business class is growing due to a reduction in the number of new comfort-class projects.
At the same time, the infrastructure in most business-class complexes is limited to retail, workout zones, catering establishments, dry cleaners and other household services. All these facilities are not taken into account in the study, as they are already a mandatory attribute of the absolute majority of business-class projects. In turn, any additional infrastructure is available only in every second business-class complex.
Among the recreational infrastructure in new business-class buildings, gyms are most often found. They are present in 32 projects (24%). As a rule, these are chamber rooms for yoga, stretching, pilates, and not fitness clubs and sports centers equipped with expensive equipment.
Beauty salons are provided in 18 business-class projects (13%). Also, 18 complexes have grand lobbies, recreation areas in the entrance groups and public living rooms (lounge areas) on other floors of new buildings.
Coworking spaces are planned in 14 business-class projects (10%). The most unusual of them is planned in a complex in the southwest of Moscow. The public lounge with coworking functions in this project is located in the private Sky Area space on the 25th floor, from where panoramic views of the city open up. At the same time, other functional areas are located next to the coworking space, including a gym, a children's playroom, and a hobby room.
Shopping galleries, swimming pools and SPA zones are provided in 12 business-class complexes (9% each). “The SPA services segment in Russia is developing as rapidly as the fitness industry. But it is still represented on a smaller scale in the primary housing market,” said Igor Sibrenkov, Commercial Director of the Osnova Group of Companies. However, in his opinion, in the coming years the SPA services sector may show almost double growth, including due to institutions on the territory of residential and apartment complexes.
Children's playrooms are available in 11 projects (8%). Moreover, several residential complexes also have a playroom for teenagers.”Amphitheaters for holding cultural events are provided in eight business-class projects (6%), public terraces and meeting rooms – in seven (5%).
Five complexes (4%) have facilities for animal care, as well as playgrounds for team sports. A multifunctional open-air sports cluster was created in a residential area in Kolomenskoye. A climbing wall, a pump track (roller rink), a streetball field, and a workout area were built here. In addition, a multifunctional field appeared on this sports boulevard. In warm seasons it is used for playing football and basketball, and in the cold season it is transformed into an ice skating rink.
Conference rooms and lecture halls are designed in four business class projects (3%).
Three complexes (2%) provide creative workshops, continuing education centers, food courts, medical centers, skateparks, pétanque grounds, as well as hobby rooms – rooms for practicing handicrafts, painting and other hobbies.
Two business class projects (1.5%) have such infrastructure as a cinema, a mother-and-child room, a beach, and a pier. Some premium projects have opened yacht clubs. Masters of sports and titled athletes train there. «There are many yachting enthusiasts in the capital,» said Larisa Shvetsova, CEO of River Park LLC. According to her, as special infrastructure develops, sailing is becoming increasingly popular among Muscovites. Of course, this increases the investment attractiveness of projects near yacht clubs.
Some complexes offer a variety of educational infrastructure. In addition to kindergartens and schools, much attention is paid to the additional education function: early development centers, children's language centers, IT clubs, and programming schools.
“According to Rosstat, the number of preschoolers who attend various additional educational programs and classes has grown by 18% over the past five years,” said Maria Litinetskaya, CEO of MR Group. More and more parents realize that high-quality early education is a great investment in their children's future. Attending courses at specialized centers not only helps prepare for school, but also broadens horizons and promotes socialization.
According to Avito research, Russians most often take their children to school on foot (55%), followed by those who drive (41%). Most parents spend no more than an hour a day on the road, but 18% need up to two hours a day to get to school. “It is very valuable when such centers are opened directly in residential complexes, which increases the liquidity of housing in them,” added Litinetskaya.”
Among other unique infrastructure in business-class projects, experts found a hub for training for Iron Man (triathlon), a biohacking center (body rejuvenation), an ice arena in N’ice Loft, a mini-golf course in “KutuzovGrad”, a technology park in “Oktyabrskoye Pole”, a dance studio in Onyx Deluxe, a video game room, a greenhouse, and the “Collection” museum and exhibition center.”
