Demand for suburban real estate has increased again. For a month — by 12 percent. And at the same time, dachas, cottages and haciendas have risen in price in the Moscow region by 19 percent compared to April last year. Even the realtors themselves did not expect such a stormy start of the sales season. The market has been stagnant for many months, and few experts suspected that the ice would break this spring, when the purchasing power of Russians is at a minimum.

According to CIAN, 2.59 thousand country and garden houses ranging from 50 to 500 square meters are for sale today in the Moscow region. m. This is a property of various levels of comfort and distance from the capital. Last year's figure of 2.17 thousand proposals indicates an almost 20% increase in proposals in the Moscow region. At the same time, according to analysts, prices for dachas in the Moscow region are in most cases overpriced.
—In March, the average cost of supplying dachas in the Moscow Region was 5 million rubles, with an average area of 58 sq. m. m., a year ago — 4.2 million for 52 sq. m.. Thus, the cost increased by 19% over the year, — said the press service of CIAN.
At the same time, the number of transactions with country houses slightly decreased both relative to 2022 and compared to 2021, said Liliana Lazareva, head of the suburban real estate department of one of the largest real estate companies. She clarified that this is due to the reduction in liquid supply and rising prices for inexpensive properties.
The portrait of the buyer of dachas and summer houses has not changed over the past year. The same buyers come to such objects. Dachas are most in demand among older couples or their children, who buy dachas for their parents for gardening and recreation with their grandchildren. Dachas are also bought by young families with one child who are ready to live in such summer houses and are not afraid of difficulties.
The cheapest dacha in the Moscow region can be bought today for 180 thousand rubles. For this amount, there is an option with an area of 12 «squares» on a plot of 10 acres in SNT, located in the urban district of Shatura. This is a brick summer house sheathed with siding. Another option is offered in a partnership near Voskresensk for 200 thousand rubles.
