Analysts summed up the year in the long-term housing rental market
In November-December 2023, it is cheaper than a year ago, you can rent an apartment in St. Petersburg (one-room — for 25 thousand rubles per month) and in Kaliningrad (18 thousand). In Moscow and Sochi, the average prices for renting one-room apartments have not changed: 40 thousand and 35 thousand rubles, respectively.
Experts came to these conclusions by comparing indicators for the full eleven months of 2022 and 2023. During this period, the demand for apartment rentals increased by 10% on average in Russia. Interest grew most strongly in the most affordable housing: demand for studios increased by 27%, the average rental price in the country – 22 thousand rubles. This rather high price is explained by the fact that the studios are mainly located only in a few large cities, where the rental cost itself is high.
Rented housing in the country over the year has risen in price by an average of 9% — from 23 to 25 thousand rubles. Renting large apartments with four rooms or more has become cheaper than a year ago: the owners of such housing initially ask for 2% less, and can give an additional discount when concluding a contract.
“The demand for rentals is growing due to the decreasing availability of mortgages. A significant number of people planning to buy an apartment have been forced to switch to the rental market, so rental rates are rising and supply is decreasing. Additionally, prices are affected by the volatility of the ruble exchange rate. At the same time, the structure of the supply does not change: over the year the share of studios increased by 2% due to a reduction in the volume of one-room apartments, but the shares of larger format properties remained the same,” comments the head of the long-term rental category of Avito Real Estate. Demand for long-term rental housing increased in 29 of the 33 cities surveyed. The most noticeable growth is in Novosibirsk (+29% per year), Yekaterinburg and Tomsk (+27% in both). In Moscow and St. Petersburg, interest in rental housing increased by 14% and 13%, respectively. The decline was in Volgograd (-15%) and Voronezh (-5%).
Supply decreased in 30 cities over the year. The exceptions were Moscow, Yekaterinburg and Tyumen, where the number of apartments and studios available for rent increased by 6%, 5% and 1%, respectively. The most difficult thing became to find a suitable apartment in Volgograd (-20% per year), Tula (-18%), Omsk and Ufa (-16% in both).
The cost of rental housing increased in 27 cities, with This makes it cheaper to rent an apartment in Kaliningrad (-9% per year) and St. Petersburg (-3%).
In Moscow and Sochi, prices remain the same. Based on the results of 2023, the last two cities remain the most expensive — in them the average rental housing (taking into account both studios and multi-room apartments) costs 60 and 40 thousand rubles per month, respectively.
The cheapest place to rent a house is in Bryansk and Kirov — on average in both cities you need to pay 13 thousand rubles per month.
