According to the Director of Sales and Acquisitions at Ricci | Offices of Dmitry Antonov, today there are about 1 thousand mansions within the borders of Moscow, but only 35% of them are in commercial circulation. The greatest demand is for mansions with an area of ​​up to 2.5 thousand square meters. m. in Zamoskvorechye, Khamovniki, on Arbat, in Presnensky and Tverskoy districts.

“Today there is a new mansion for an office in the center of Moscow— a very scarce product on the capital's commercial real estate market. During construction, its cost increases noticeably. According to him, mansions are in consistently high demand: “This is image real estate, a representative office, which companies that care about status and reputation prefer to have.”

— Mansions in the center of Moscow have been in demand among top companies for organizing an office for senior management and the most valuable employees for a long time, — confirmed by MK development director at Rariteco Ekaterina Borisova. — The trendsetters of this global fashion were Larry Page and Elon Musk. In Moscow, Russian IT companies were the first to show interest in elite service offices and apartments. Today it’s the turn of bank owners and top managers. 

According to Borisova, the demands of tenants and buyers of luxury mansions grow every six months. The office is increasingly becoming less a headquarters for the company and more a creative laboratory for the employee. A new generation of offices is now in demand — service and mixed, when the employee is not assigned to one workplace. “It is clear that in the near future there will be more creative professions. And every creator needs emotions,” — added Borisova.

Developers take into account new customer requests. In new projects, instead of a canteen, food halls often appear with a wider selection of employees’ favorite food. In Moscow, residents of some elite mansions are already accustomed to robots,  delivering breakfast to apartments in the morning, to the “smart” washroom, international-level concierge service and personal butlers (a professional who performs the role of a butler. —  «MK»). 

Another important feature of an elite mansion — complete autonomy of information systems. All servers and smart systems the houses are located on its territory and do not use cloud storage. This guarantees maximum security of corporate information, which is especially important for IT companies and banks.

According to experts, in Moscow, only 15% of new deluxe-class projects include hotel management. This suggests that this option has not yet become a trend in the Moscow real estate market, although the demand for it is great, — reported the developer.

The preferences of buyers and renters of luxury mansions are influenced by age. “Rich people in the 45+ category are often “children” Soviet Union. That is why all the leading developers in the segment  mansions  deluxe class hotels in Moscow are aimed at creating comfortable conditions for their guests both for work and for living. “Today, real luxury lies in how you want to live, and not how circumstances dictate to you,” — concluded Radjabova.
