The average cost per square meter of housing there exceeds two million rubles
Experts from the analytical platform bnMAP.pro found out in which cities there are areas with the maximum price per square meter of new buildings in Russia. It is not surprising that Moscow, Sochi and St. Petersburg made it into the top 3.
Specialists examined new buildings of all classes that are on open sale, apartments and apartments. From each city, one area with the highest average price per square meter of new buildings was selected.
Third place in terms of the average price per square meter was taken by St. Petersburg: in the Petrogradsky region this figure is 602.6 thousand rubles. Sochi is in second place: in the Central district of the city, primary housing can be purchased for an average of 880.6 thousand rubles. And Moscow is leading by a wide margin: in the Tverskoy district, the average cost per square meter on the primary market exceeds 2 million rubles. Namely, it is 2.36 million.
What makes new buildings in these areas so expensive?
“First, and most importantly, the uniqueness of the location,” comments the founder of BEST-Novostroy and bnMAP.pro Irina Dobrokhotova. — For example, the Petrogradsky district of St. Petersburg is a little distant from the tourist center, so there is less tourist traffic here, and because of this, a more intimate atmosphere has developed. Here there is the highest concentration of historical buildings of different eras and architectural styles; it is a kind of architectural reserve. In addition to its external beauty, the area is full of infrastructure facilities; a large number of premium and luxury new buildings are presented.
The entire city of Sochi as a whole is an exclusive territory, because it is located on the Black Sea coast, and since the 20s of the 20th century it has officially become resort city. The central district of Sochi contains not only architectural monuments, but also beautiful nature.
The Tverskoy district of Moscow is closely adjacent to the Kremlin. Here is the main street of Moscow — Tverskaya with interesting, very beautiful buildings and historical monuments. However, there is something to admire on other streets in the area. We can say that the cultural code of the capital is concentrated in this place. It is not surprising that elite new buildings with the highest price per square meter in Russia are concentrated in the Tverskoy district.
