Research: the most affordable option with a terrace is 114 times cheaper than the most expensive
Apartments with terraces are presented in ten of the twelve administrative districts of Moscow. Over the year, their number increased by 83%, mainly in the Novomoskovsk, Northern and Northwestern districts. It is curious that the most affordable option with terraces will cost the buyer 114 times less than the most expensive.
On the primary market of Moscow, according to Metrium, there are 896 apartments and apartments with terraces in 65 projects. Over the past year, this figure increased by 82.9%, that is, almost doubled.
By district, the majority of lots with terraces on the primary market are concentrated in the Novomoskovsk district — 215, Northern — 181 and North-Western — 179. Districts with the maximum number of such apartments and apartments: Western Degunino — 174, Khoroshevo-Mnevniki — 152, Sosenskoye — 151 , Danilovsky — 96, Desenovskoye — 57. In total, primary housing with terraces is presented in more than thirty Moscow districts, in ten districts (with the exception of Zelenograd and the Troitsky administrative district).
— Terraces are usually designed for heavier loads than balconies, because the latter are remote structures attached to the wall of the building. In addition, as a rule, terraces are more spacious. As a result, they are often used as full-fledged outdoor recreation areas, where you can place garden furniture, set up a barbecue, grow plants and organize various leisure activities, say the study authors.
The average area of apartments with terraces in the second quarter of 2024 is 94 square meters. This figure is 40 square meters higher than the average area of all primary housing options in the capital. The average size of terraces in comfort class projects is 10 square meters. m, business class – 20 sq. m, premium class – 40 sq. m, elite segment – 80 sq. m.
Apartments and apartments with terraces cost an average of 39.5 million rubles. This figure is 58% higher than the average cost of all primary housing in Moscow. However, the average price per square meter is lower. This is due to the fact that a significant part of the supply of such housing is concentrated in the Novomoskovsk district, where new buildings are cheaper than in “old” Moscow.
Commercial Director of the Osnova Group of Companies Igor Sibrenkov recalls that until recently apartments with terraces could be found in expensive segments, and now — in quite budget ones.
The most affordable apartment with a terrace costs 8.3 million rubles. Its area is 35.7 “squares”, it is located in Moskovsky (Novomoskovsky administrative district). And the most expensive option with a terrace is sold for 943.9 million rubles. For this money you can buy a penthouse with an area of 228 square meters in the Tverskoy district.
