The most affordable business class apartments in Moscow have been named

All of them are located near the Moscow Ring Road

In the first half of 2024, demand in the primary business-class market in the territory of “old” Moscow decreased by 31%. The average price per square meter was 471 thousand rubles (an increase of 12% over the year). The most affordable apartment in a new business building costs 7.5 million rubles. Its area is – 29.7 «squares», it is located outside the Moscow Ring Road in the western direction.

According to Metrium, in second place in terms of affordability is an apartment with an area of ​​22 square meters for 9.5 million rubles. The housing is located near the Bitsevsky forest, on the inside of the Moscow Ring Road. As developers honestly report, getting from the nearest metro station takes 20 minutes on foot at a brisk pace.

In third place is an apartment with an area of ​​19.9 square meters for 10 million rubles. It is located in a fairly populated area, on Borisovskie Prudy Street. But again – you can’t walk to the nearest metro – 2.6 kilometers. And the main problem is that the completion date of the residential complex is set for the end of 2026.

The distribution by number of rooms is interesting. Over the first half of the year, the share of one-room apartments increased, reaching 34.5%. In the second quarter, the share of studios decreased (from 17% to 15.2%) and two-room apartments (from 32.8% to 32.3%). The growth in the share of one-room offers is due to the «washing out» of studios against the backdrop of the ban on designing apartments smaller than 28 «squares».

The minimum average price of a new business-class building is 267 thousand rubles per square meter, the maximum is 701 thousand.

Experts note a reduction in the average area of ​​apartments being purchased. The trend was driven by the desire of Russians to have time to purchase real estate before the end of the preferential mortgage program on July 1, 2024.

— In the business class, new projects with small cuts are increasingly entering the market, which meets the demand of buyers without a family. The share of such citizens is growing, and therefore, in order to stimulate the development of the family institution, Moscow authorities have introduced a ban on the construction of residential apartments less than 28 square meters. The restriction implies a reduction in the level of affordability of housing, especially for citizens who do not plan to start a family and do not work in IT companies, explains the company's managing director Ruslan Syrtsov.
