Prices for new buildings near Moscow are growing by inertia

Since the beginning of the year, the dynamics of housing prices in new buildings in satellite cities of Moscow remains positive. However, in a number of large settlements outside the Moscow Ring Road, for the first time in recent years, experts have recorded a long-awaited reduction in price tags for potential buyers of new apartments.

The most expensive cities in the near Moscow region are Krasnogorsk, Reutov and Odintsovo. In Krasnogorsk, according to the general director of the World of Apartments portal Pavel Lutsenko, one “square” costs 244.7 thousand rubles, and the average apartment costs 11.9 million rubles. In Reutov, prices are, respectively, 227.7 rubles/sq. m. m and 12.7 million rubles, in Odintsovo — 227.2 rubles/sq. m and 10.9 million rubles.

The most affordable new buildings are located in Lytkarino (145.1 thousand rubles/sq. m and 7.2 million rubles), Domodedovo (152.4 thousand/sq. m and 7.4 million) and Shchelkovo (154.2 thousand rubles/sq. m and 9.1 million). In general, in the immediate surroundings of the capital, a “square” costs 196.6 thousand rubles, an apartment costs 9.9 million rubles.

During the first half of the year, out of 17 cities studied, a square meter became more expensive in twelve, in four it became cheaper, and in one it remained unchanged. The price increased the most in Odintsovo (+8.9%), Krasnogorsk (+7.7%) and Kotelniki (+6.9%). New buildings in Dolgoprudny (-4.4%), Dzerzhinsky (-2.7%), Reutov (-1.1%) and Lyubertsy (-0.2%) have cooled down. In Balashikha the price per square meter remained the same. On average, a square meter in satellite cities has risen in price by 2.1% over six months.

As for the total cost of an apartment, it has increased everywhere except Lobnya (-2.7%). The lot price increased the most in Odintsovo (+17%), Kotelniki (+15.7%) and Krasnogorsk (+14.1%). The least is in Dzerzhinsky (+1%), Dolgoprudny (+1.3%) and Domodedovo (+2.7%). In general, new buildings in the near Moscow region have risen in price by 8.8% since the beginning of the year.

“In the absence of preferential mortgages, demand will flow from “old” Moscow beyond the Moscow Ring Road, where apartments are 48% cheaper. And then the near Moscow region will rise in price faster, or fall in price more slowly, depending on where price dynamics go in the absence of affordable housing loans,” Lutsenko concluded.
