Expert predicts flow of home buyers from the capital to the region

The most popular district among buyers of new buildings in the Moscow region in the second quarter of 2024 was the Leninsky district. It accounted for 16% of the supply, and the average cost per square meter of apartments reached 197 thousand rubles. In second place is Mytishchi: 11% of the supply, 214 thousand rubles per square meter. Odintsovsky rounds out the top three districts: 9% of the supply, 198 thousand rubles per meter.

According to Metrium data for the second quarter, 42.3 thousand apartments and 1.2 thousand flats were offered on the new building market of the Moscow Region. The most expensive districts were Krasnogorsk and Kotelniki, where the price per square metre was fixed at 237 thousand and 224 thousand roubles, respectively.

The average price per square metre across the region reached 190.3 thousand roubles (plus 2.6% per month, plus 2.1% per quarter). In addition to discounts from some developers, experts explain the slight increase in price by the washout of studios with a high cost per square metre and the growth of offers at the early stage of construction.

Analysts noted a trend towards a reduction in the number of apartments with finishing (41% versus 51% in the first quarter of the year). In newly launched residential complexes, the trend is even more pronounced. Finishing is provided for only in 20.7% of apartments, white box (when all preparatory work for finishing has been completed in the housing) — in 21.3%, and 58% of apartments are offered without finishing at all.

“In Moscow, there is a tendency towards a flow of activity among comfort class buyers from the “old” Moscow to the New one due to the growing inaccessibility of housing on the territory of the “old” borders of the capital,” notes Ruslan Syrtsov, managing director of the Metrium company. — At the same time, in May 2024, Moscow authorities announced a ban on the design of residential apartments smaller than 28 square meters; On July 1, the preferential mortgage ended. In this regard, Moscow real estate will become even less affordable. 

As for the Moscow region, there is no restriction on the minimum construction area (with the exception of integrated development projects for the territory), and there is no extra charge for Moscow registration. These factors also influence the greater availability of real estate in the Moscow region compared to the capital, the expert is sure.

— The demand for new buildings in the Moscow region will grow, and the increasingly popular remote work format and the growing level of transport accessibility make living in areas adjacent to Moscow “a good alternative to living in the capital,” concludes Ruslan Syrtsov.
