In July, finished apartments became more expensive again
One square meter of housing on the secondary market of the Moscow region increased in price from July 2023 to July 2024 by an average of 6.8%, to 179.5 thousand rubles, experts calculated. The average price of a lot over this period increased by an average of 9.2%, to 9.7 million rubles. Prices for the secondary market in the near belt of the Moscow region will depend on the flowing demand from the capital's new-build market.
— Since July of last year, Moscow's satellite cities have risen in price less than the capital itself, which has added 11.7% to the price per square meter on the secondary market, but more than the entire Moscow region, which as a whole has risen in price by 5.2%, — noted Pavel Lutsenko, CEO of the portal «World of Apartments».
In his opinion, prices on the secondary market, as always happens, grew following new buildings, the price of a meter of which in the near Moscow region increased by 11.9% in a year. However, now that growth on the primary market may stop, the secondary market will also stop increasing in value at such a pace, or even go down.
— The most expensive city in the near Moscow region, according to the analyst's calculations, was Reutov. One square meter of secondary housing here costs 216.8 rubles, and the average apartment is 11.8 million rubles. It is followed by Krasnogorsk (210.2 rubles and 11.7 million rubles, respectively), Dolgoprudny (209.1 rubles and 10.8 million rubles), Odintsovo (205.2 rubles and 11.3 million rubles) and Khimki (204.5 rubles and 11.3 million rubles).
The most affordable square meters are sold in Shchyolkovo. In this city, 1 square meter costs 139.4 rubles, and the average lot is estimated at 7.5 million rubles. Also, apartments in Lytkarino (142.8 rubles and 7.1 million rubles), Podolsk (154.7 rubles and 8.5 million rubles), Lobnya (156.5 rubles and 8.3 million rubles) and Domodedovo (161.5 rubles and 8.2 million rubles) are not too expensive.
In conclusion, we will add that only the stated prices were taken into account. According to realtors, about a third of apartment owners agree to provide discounts to buyers during the auction. Usually in the region of 5-10%.
“After the end of the state program of preferential mortgages, demand will flow from the “old” Moscow beyond the Moscow Ring Road, where apartments are 48% cheaper. And then the near-Moscow region will become more expensive faster or cheaper slower, depending on where the price dynamics go in the absence of affordable housing loans,” Lutsenko noted.
