In Moscow, rents for rented studios and one-room apartments have become equal

Housing tenants are in a frenzy

After the cancellation of preferential mortgages, the availability of housing in Moscow has noticeably decreased. High interest rates have turned buyers towards renting. Today, it is more profitable to rent apartments than to buy them with housing loans. As a result of the powerful flow of demand, a rare situation has arisen in the rental market: the cost of rented studios and one-room apartments has become the same.

This year, the demand for rental Moscow apartments has increased by 50% compared to last year, said MK. Head of the city and country real estate department of the company «NDV Real Estate Supermarket» Elena Mishchenko. According to her data, there are currently 8.5 thousand lots on the rental market in Old Moscow, in New Moscow — almost 1 thousand lots. Most rental housing is represented in two districts — Central Administrative District and Closed Administrative District, 1.4 thousand lots each. Least of all — in ZelAO and TAO, 68 and 54 lots respectively. Among the districts in terms of supply volume, the leaders are Ramenki, Ochakovo-Matveevskoye (both CJSC), Tverskoy, Presnensky (both Central Administrative District) and Khoroshevo-Mnevniki (SZAD).

The average area of ​​rental housing is 67.6 sq. m. By type of apartments, the majority are two-room lots (3.1 thousand), they make up 37%. In second place are one-room apartments (2.5 thousand) — their share is 30%, in third place are three-room lots (1.6 thousand) with a share of 19.5%. Moreover, studios as the most liquid objects are almost completely «washed out»: approximately 393 lots (4.6%) are currently on the capital's rental real estate market.

The analyst noted an unusual trend: the rental prices for studios and one-room apartments have become equal today. Studios in old Moscow are currently rented for an average of 62.7 thousand rubles. One-room apartments are rented for almost the same rates (62.2 thousand rubles per month). Landlords are asking an average of 93.7 thousand rubles for two-room apartments, 173 thousand rubles for three-room apartments, and 460 thousand rubles for four-room apartments.

In TiNAO, the average rental rate is 53.4 thousand rubles, which is 2.5 times less than in old Moscow: a studio costs 38.8 thousand rubles, a one-room apartment costs 44.3 thousand rubles, and a two-room apartment costs 10.5 thousand rubles. 62.4 thousand rubles, “three rubles” — 80 thousand rubles, 4-room apartment — 108 thousand rubles.

Another striking trend this summer, according to the expert, was renting an apartment together. The rise in rental prices has led to an increase in the number of people wishing to rent an apartment together with friends or relatives. This type of rent is usually in high demand among students in the fall when their studies begin.

Recently, renting out apartments on a room-by-room basis has also become popular. This is due to the fact that it is extremely difficult to rent out a multi-room apartment as a whole. Finding a family of several tenants can take many months. For this reason, some owners of large apartments have begun renting out each room separately. However, before moving in tenants, the expert recommends weighing all the pros and cons. It is better to reduce the rent for the entire apartment and rent it out to one family than to let in different tenants. Moreover, the frequent moving in and out of tenants affects the appearance of the apartment.

Currently, there are 642 lots in this segment in Old Moscow, and 26 lots in New Moscow. The largest number of rental rooms is presented in the South Administrative District and South-West Administrative District (89 and 87 lots). The smallest number is in Zelenograd Administrative District and Tatar Administrative District (10 and 3 lots). If you look at the districts, the largest number of housing for rent is offered in the Solntsevo district (18 lots).

The average area of ​​rental rooms is 15.8 sq. m, and the average rent for a room in old Moscow is 22.2 thousand rubles. The most budget rooms are currently rented for 12 thousand rubles in Vostochnoye Izmailovo (7 sq. m on the 2/5th floor) and Zapadnoye Biryulevo (9 sq. m on the 1/9th floor). The maximum rental rates for a room in old Moscow are asked in the Presnensky district (51 thousand rubles, 25 sq. m on the 3/6th floor).

It should be noted that this season the capital's rental market has come to life earlier than usual. According to long-standing tradition, the excitement on it begins at the beginning of autumn. High demand will be maintained by students, residents of the regions who come to earn money, as well as those who spent the summer outside the city and plan to return «for the winter» to the capital.

In this regard, Mishchenko recommends that potential tenants rent an apartment in August. During the peak season, the rental price, according to her estimates, will increase by at least 5%, and due to the great excitement, the tenant risks finding an apartment of inferior quality at an inflated price.
