The unstable economic situation, inflation and the coronavirus pandemic can make adjustments.
< p>2021 has become a year of rapid growth in real estate prices: on average, a square meter has risen in price by 25-30%. Apartments went up in price both in Kiev and other regions, reports the Chronicle.info with reference to Channel 24.
Most experts believe that the price peak was passed at the end of autumn — Ukrainians pay more for housing now not ready. However, the unstable economic situation, inflation and the coronavirus pandemic can make their own adjustments.
Real estate prices in Ukraine
Prices rose the most for recently commissioned properties, because in terms of investment, real estate in the primary market has always been more attractive than in the secondary market.
The most upward price dynamics is expectedly recorded in the capital. If at the beginning of 2021 the minimum cost per square meter in Kyiv started from 19.5 thousand hryvnia, then at the end of the year it was 23 thousand hryvnia. Average price «square» amounted to 28 thousand hryvnia in January and 35 thousand hryvnia in December.
Where is the most expensive housing (data at the end of 2021)
No less dramatic rise in price of the original real estate in other million-plus cities. Thus, the average cost per square meter at the beginning and end of 2021 was:
- in Kiev: 28,000 hryvnia — 35,000 hryvnia;
- in Lviv: 24,000 hryvnia – 28,500 hryvnia;
- in Odessa: 23,000 hryvnia – 27,000 hryvnia;
- in Dnipro: 23,500 hryvnia – 28,000 hryvnia;
- in Kharkiv: 20,500 hryvnia — 24,500 hryvnia.
Why prices are rising
The trend in price dynamics was outlined back in 2020 — then apartments went up by 10 — 15%, but 2021 broke all records, because the cost of «square» ; in new buildings has increased by an unprecedented 30%. Developers explained the jump in prices:
- growth in demand;
- a rise in the price of metal and, as a result, all building materials;
- an increase in wages involved in construction of workers' facilities;
- inflation;
- fluctuations in the dollar.
