Experts have recorded a decrease in business activity in the warehouse market of the Moscow macroregion. Based on the results of the first quarter of 2024, only 157 thousand square meters will be put into operation. m of new premises. The decline is largely due to the relatively small volume of built-to-suit transactions at the beginning of last year (given that the average warehouse construction period is approximately 12 months). In recent years, it was objects built as part of the implementation of such projects that accounted for the bulk of construction.

The basis of the new supply in the first quarter will be objects that started as speculative (76%). At the same time, only 26% of the space in warehouse buildings remains readily available this quarter. Thus, the entry of new facilities into the market will have little effect on the volume of available space.

The largest increase in supply is expected on Novoryazanskoe Highway (43 thousand sq. m), where the construction of two warehouse facilities is being completed.

< p>In total, by the end of 2024, the warehouse market will grow by 1.6 million square meters. m. Thus, the annual volume of new construction will be 29% higher than last year’s result and will almost approach the values ​​of 2021-2022. At the same time, the bulk of this year’s new supply (75%) is expected to be completed in the second half of the year.
