Building a house is no longer an apocalypse
Warmth has finally arrived in central Russia. This means that another season has started on the suburban real estate market near Moscow. MK found out which objects and formats are in high demand and why you need to buy a plot of land or a dacha in early April.
At the end of March, the number of transactions on the suburban market in the Moscow region increased sharply. The activity of buyers did not surprise analysts. As explained by «MK» founder of «BEST-Novostroy» and bnMAP.pro Irina Dobrokhotova, it is best to buy ready-made houses in March-April. At this time, in central Russia there is active snow melting, which is the most stringent and accurate test of the quality of the site, house and all buildings. Now it is very convenient to check the resistance of the site to flooding with melt water. You can evaluate how well the house is built, how resistant it is to dampness, how well it retains heat.
“Overheating” also had an effect. prices on the new buildings market. According to Dobrokhotova, in some cases, building a private house is significantly cheaper than buying an apartment, and living conditions outside the city are much more attractive for many than in the city.
This season, additional demand was stimulated by the existing preferential mortgage programs (family, IT, individual housing construction ). “Currently, the rates for these programs are two times lower than the standard ones. Therefore, even reducing the limit and increasing the down payment did not affect their demand,” — noted the head of the country real estate department MIEL “Sushchevsky” Tatiana Ananyeva.
Plots without a contract are in great demand. As Yulia Dymova, director of the secondary real estate department at Est-a-Tet, explained, in this format, as a rule, a minimum amount is required to enter countryside real estate. In addition, many developers have turned their attention to the suburban market and are ready to build on it. “House construction— no longer an apocalypse, but an absolutely reasonable and understandable thing that can be calculated according to the timing and budget at the input and without surprises,” — the analyst emphasized.
“Land plots measuring 6-8 acres with accessible infrastructure are very popular. Modern construction technologies make it possible to build a house and celebrate a housewarming party in the shortest possible time,” — noted Tatyana Maksimova, head of the department of the “Country Real Estate” direction. Also in high demand are ready-made houses with renovation and finishing in the “move in and live” format, — Dobrokhotova reported. These are modern, functional houses with high-quality finishes in natural, natural colors. As in the city, the rule applies — the less extravagance, the larger the audience that will be interested in the offer. “Buyers don’t want to spend money on unnecessary options. On the contrary, every ruble must be earned and justified. Such a house should be located in a modern village and have access to infrastructure. If we are talking specifically about individual housing construction, not about a country lifestyle, then a mandatory set — These are shops, schools and kindergartens near the place of residence. However, such offers are in short supply in the suburban market; they are sold out quickly,” — says Dobrokhotova.
According to Ananyeva, demand is shifting towards modern houses from the developer, with an area of 100-150 square meters. m, in the price range of 10-15 million rubles. The most popular format of houses today — one-story houses made of modern materials, 100-130 sq. m, with three rooms, a large kitchen-living room, two bathrooms, a dressing room and terraces.
The choice of foundation type and construction technology often depends on the budget, purpose and periods of residence. For example, those who want to live outside the city permanently prefer stone housing construction or blocks. As Irina Dobrokhotova noted, wooden houses are traditionally considered more environmentally friendly, but they are more difficult to construct, are quite expensive in terms of raw materials, and have many features regarding the shrinkage of the house (longer standing times compared to stone houses). In addition, qualified timber construction teams are now in short supply. But finishing in wooden houses will cost less – often wooden houses are preserved in their original form from the inside.
Of course, when choosing a dacha or country house, price is key. But it's not that simple. The cost of even approximately identical houses can vary greatly, even within the same territory and around the same city. It strongly depends not only on the type of foundation and materials (logs, timber, frame, ceramic block, gas block), but also on the direction, on the distance from Moscow and the surrounding area. According to Irina Dobrokhotova, traditionally the most budget houses are located in the southeast and east of the Moscow region, and the most expensive — in the west, northwest: “On average, the cost of a house with an area of about 150 square meters. m varies from approximately 4-5.5 million rubles. in the east of the region up to 22-25 million in the western regions of the region near Moscow.”
“In general” in the Moscow region, the average cost of a secondary country house is 7.01 million rubles, over the year it has hardly changed – increased by only 1.9%,” — said Dmitry Taganov, head of the AC «INCOM-Real Estate». The leaders of the rating at affordable prices, according to him, (see table) — Pavlovo-Posad, Mozhaisky and Voskresensky districts — average price indicators are much lower; these are locations remote from Moscow with a small volume of suburban supply.
Until the end of the year, of course, prices will rise, analysts are sure. There are no prerequisites for reducing prices. “Propaganda for individual housing construction, preferential mortgage programs, rising prices for building materials, shortage of qualified builders — These are the factors that will support rising prices for country houses,” — Dobrokhotova emphasized.
“Now those properties that go on sale are already 10-15 percent more expensive, in some segments even 20 percent, compared to last year,” — Yulia Dymova reported. In her opinion, many sellers do not need to be greedy, because most old-style properties are being followed on the heels of new properties, developers and townships. “New things will become more expensive, old things will get cheaper,” everything is like in a secondary apartment building.
