Private investors have raised prices to the maximum
An unusual rush has been recorded in the capital's underground parking market. Based on the results of the first quarter of 2024, the demand for this type of non-residential real estate doubled. At the same time, in January-March, according to Rosreestr, average prices increased by a quarter. Why have prices for parking spaces in Moscow increased?
In the first quarter of 2024, the average price tag in this segment of the non-residential real estate market for the first time exceeded the psychologically important mark of 3 million rubles. At the beginning of April, parking in Moscow cost 3.31 million rubles. It's almost a quarter more expensive than in the fourth quarter of 2023 (RUB 2.65 million), — noted in the capital department of Rosreestr.
According to the director of the “New buildings” direction INCOM-Real Estate Valery Kochetkov, the boom was ensured by two main factors. Firstly, last winter was very snowy, when all the yards were covered in snowdrifts and, as a result, there were difficulties with parking.
Secondly, the prolonged high key rate of the Central Bank and, accordingly, high mortgage rates have changed the priorities of private investors. Thus, about 60% of investors who were previously engaged in flipping (investment in secondary housing with subsequent resale at a higher price “MK”), switched to purchasing parking spaces and then renting them out. “You must understand that such a model is only interesting if you purchase at least five parking spaces.” Here is a popular formula: purchasing a 1-room apartment in Moscow for 8 million rubles, you can rent it out for 35-40 thousand rubles. per month. According to him, for the same 8 million rubles. you can purchase 5 parking spaces and rent each one at a price starting from 10 thousand rubles. per month. The price increase was also influenced by the reduction in the number of parking spaces in projects and the development of programs installments when purchasing a parking space, — noted the executive director of the company «NDV Supermarket Real Estate» Tatiana Podkidysheva. As a result, according to her, in the first quarter of 2024, the demand for parking spaces doubled. The maximum growth is observed in the comfort class — 2.4 times. In business class, demand has doubled, in elite class — 1.2 times. In the premium segment, on the contrary, there was a decrease in sales by 24% due to the fact that several projects have already been put into operation, and the sale of parking spaces is carried out under a sales and purchase agreement (SPA) and does not fall into the sales statistics under an equity participation agreement (DPA). ).
Depending on the segment, the price for parking spaces starts from 2.5 million rubles. and reaches 6 million rubles, — Podkidysheva reported. Thus, in the comfort class the average cost in parking is 2.5 million rubles, in the business segment — 3.5 million rubles, in the premium class — almost 6 million rubles. Over the past five years the price of a parking space in an underground parking lot has increased by 50%. In the comfort class — 2 times, in business class — by 35%, in the premium segment — by 47%.
As told by “MK” Est-a-Tet development director Roman Rodiontsev, over the past two years the average price of a premium class parking space has fluctuated slightly within 200 thousand rubles. and as of April 2024 amounted to RUB 3,528,990. At the same time, the average prices of business and comfort class parking spaces have a positive trend and are steadily increasing. At the moment, the average cost of a business class parking space is approaching premium class and reaches a value of 3,331,157 rubles. Average prices for comfort class remain around RUB 2,286,360, which is slightly different from the previous quarter.
The most affordable prices are observed in the Eastern District for business class, in the Zelenograd District for comfort, and in the Southwestern District for premium class parking spaces, — added Rodiontsev. The most expensive places are naturally located in the Central District and differ markedly in price. The cost of a parking space, in his opinion, primarily depends on the geography of the residential complex itself, its class and parking area. It is also worth considering the location: parking floor, ease of check-in, configuration, etc. Often, spaces on the 1st (-1) floor are more expensive, since the access time to them is minimal. As in the situation with apartments, buying a parking space at the excavation stage will cost significantly less than in a finished residential complex.
Summer is considered to be a season of low demand in the parking space market due to the holiday period. However, the trend in recent years shows the opposite. And at the end of April and beginning of May, specialized analysts observe interest from the buyer. “There are great expectations for this summer due to changes in the banking sector, namely the mortgage program and the key rate. Thus, the dynamics of the cost of a parking space in Moscow will follow the general situation on the market,” — Rodiontsev is confident.
However, the prerequisites for continuing the unusually noisy “banquet” There are no private investors on the horizon yet. According to Tatiana Podkidysheva's forecast, prices for parking spaces will rise in approximately the same proportion as apartments, — on average, by 1-1.5% per month.
