Ready renovations in new buildings are becoming a competitive advantage in the face of falling demand for housing
On the market of new deluxe class buildings in Moscow, the supply of furnished premises is growing. According to analysts, every third premises in this segment of the primary housing market is sold with full or pre-finishing finishing, whereas a year ago this was only every fourth.

“Finishing is becoming an important competitive advantage of deluxe class projects,” comments Ekaterina Borisova, director of development at Rariteco. — Potential buyers of apartments and apartments in this market segment are less and less willing to engage in renovations and design choices on their own. They change apartments more often and sell them, so they tend to trust ready-made design solutions from the developer, saving not only money, but also time. The implementation of your own design projects in premises of up to 200 square meters can take years.
The capital offers 632 apartments and deluxe apartments, of which 176 are fully finished, 38 are pre-finished (white box format).
Experts note that over the past year the structure of the finishing offer has changed significantly. A year ago, 77% of new deluxe-class buildings were sold without finishing, less than 22% had finishing, and the share of white box was 1%. Of the 389 premises on sale at that time, there were 301 without finishing, and only 88 with finishing and pre-finishing.
In terms of the number of projects, the situation is as follows: in total, deluxe class apartments are being sold. Of the 31 “deluxe” residential complexes, white box finishing is provided in four, with full finishing – in eleven, without finishing – in nineteen.
Meanwhile, in the market of new buildings in the elite segment, premises without finishing are still offered more often. The share of premises in the white box format accounts for almost 14%, with full finishing – 27%. Developers sell 59% of premises without finishing.
