Three Russian cities with a population of over a million are ahead of Moscow in terms of the number of retail space per thousand residents. According to analysts, in six months the gap between regional leaders and the capital will only increase.

According to the results of the first half of 2024, in the top 3 million-plus cities  with the best security  trading  premises hit  Yekaterinburg (846 sq. m. per 1000 people), Krasnodar (785 sq. m.) and Samara (720 sq. m.), which was second at the end of last year. Let us note that Ekaterinburg has held the lead in the national ranking since 2021. And in the near future it is unlikely to give up the palm: in 2025, the Zolotoy shopping center will be completed in the Ural capital. with an area of ​​138 thousand square meters. meters, which will increase the supply indicator to 967 sq. meters per 1000 people.

  Moscow was only in fourth place on the list. Today in Belokamennaya  per 1 thousand  residents  accounts for 635 sq. m.  According to CORE.XP, in January-June 2024, 73.3 thousand square meters were commissioned in the city. m of retail space.  However, due to the large number of residents, the new volumes did not improve the rating much. Among the positive trends in Moscow, one can note a decrease in the vacancy of retail premises. True, this trend  observed only on  pedestrian streets.  

  As Irina Kozina, director of street retail at NF Group, explained, the decrease in vacancy is due to increased activity on the part of both local fashion brands and the catering market on the streets of Moscow. The largest reduction in the share of vacant space is observed on Kuznetsky Most.  Among the pedestrian streets of the capital of the Russian Federation, only Stoleshnikov Lane has become more empty retail premises.

  Behind Moscow in the ranking is  Nizhny Novgorod (601 sq. m.). St. Petersburg, which today  comes sixth  with an indicator of 580 sq. m. The last three places in the ranking in terms of the supply of retail space were taken by Volgograd (303 sq. m), Omsk (309 sq. m) and Perm (317 sq. m).

«Over the past two years, the commissioning of retail centers in Russia turned out to be a record low, which also affects the supply of retail space in Russian cities,” — noted Nikoliers partner Anna Nikandrova. 

  Until the end of this, in Russian cities with a population of over a million  plans to put into operation 867.8 thousand square meters. m of new shopping centers. However, they will rent less — at the level of 430 thousand sq. m., since analysts believe that the commissioning of some projects will most likely be postponed.

   The hypermarket format, popular several years ago, seems to be going out of fashion. More and more Russians prefer to buy goods in stores «near home» or online. The departure of foreign brands has negatively affected the turnover of large and medium-sized shopping centers. As  experts of the Commers Estate project noted, this year, due to the loss of tenants and lack of income,

some shopping centers have closed or been repurposed as warehouses. Today, only shopping centers that are located in strategically advantageous locations are in demand: near metro stations and next to large residential areas. Such facilities are able to attract a significant flow of customers due to their convenient location and competent concept. Shopping centers that do not have such advantages are gradually leaving the market, and residential complexes or business centers are appearing in their place.

  In the current conditions, small businesses have a chance. Small shopping centers with an area of ​​less than 30 thousand square meters, located in good locations, can remain relevant with minor adjustments to the concept. Such shopping areas, due to their location, can consistently attract visitors and be profitable, experts believe.
