Analysts explain the superiority of VAO by the fact that in the first half of the year, nine buildings went on sale in this location, and the average price of the exposition also increased due to the washout of more budget-friendly objects and an increase in the construction readiness of objects.
The second place in terms of price growth was Central JSC, where prices increased over six months by 9.4%, to 1.32 million rubles. for 1 sq. m. Third place goes to the North-Eastern Autonomous District (+ 8.2%, up to 437.2 thousand rubles per square meter). The top five of the rating also included the Southern (+8.1%, up to 488.2 thousand rubles) and Western (+7.2%, up to 569.7 thousand rubles) districts of the capital.
The cost of new buildings in the capital has increased the least since the beginning of this year in Zelenograd. 1 square meter of housing here increased by only 0.6%, to 268.3 thousand rubles.
It is interesting that New Moscow has overtaken the areas of Old Moscow in terms of price growth. According to Inkom-Real Estate, in the second quarter of 2024, the most noticeable annual increase in prices for new buildings was led by the Troitsk Autonomous Okrug. Average price of 1 sq. m in TAO in the second quarter reached 190.5 thousand rubles, which is 50.2% more than in the second quarter of last year.
At the same time, according to the capital department of Rosreestr, last June more than a third of transactions with new buildings in the capital were completed in New Moscow. Which is 34.3% of the total number of construction contracts in relation to residential and non-residential real estate (14,219). The top three are also CJSC and Southern Administrative District, in which 12.1% (1,718 DDU) and 10.3% (1,458 DDU) were registered in June, respectively. SAO rose to fourth place from sixth in a month. 8.9% (1,268 DDU) of transactions were registered here. The top five is closed by North-West Administrative Okrug with 8.8% (1,257 DDU) of executed contracts in new buildings in Moscow, the department’s press service reported.
