In conditions of demand close to zero, developers have come up with an original way to acquire new buildings. If «IT specialists» with their decent salaries are able to take out a preferential mortgage, then another type of state program — family, with a rate of 5.5% — is a fiasco. And it is necessary to sell newly built housing to developers in any case. And there are options.

For example, a number of companies offer to purchase housing at a reduced interest rate even to those clients who do not qualify for a family mortgage. It is enough to have a co-borrower.

– If you have close friends or relatives who have the right to a family mortgage, and they are ready to act as “donors,” you can take them as co-borrowers, – comments Vice President of the Group of Companies “Strana Development” Alexander Gutorov.

Psychologist Lyubov Izvarova believes that young families who do not want to have children quickly, but have friends or relatives with daughters and sons and a good credit history, can take advantage of the state program, extended until 2030. But why wait so long if you can move into an apartment now?

– A borrower with a good credit history can open a loan for another person, – comments lawyer Evgeny Antonov.

In turn, the mortgage “donor” must receive a share, at least a minimum, in the acquired property, continues Alexander Gutorov.

After registration of the property rights, the “donor” can refuse his share. It is important to have the most trusting relationship with the «donor» in order to protect yourself from risks.

We remind you that according to the new rules, only families with one child born in 2018 or later, or two children under 18, can apply for a family mortgage. If there are no children or they have already grown up, there are no grounds for receiving preferential terms.

A family mortgage can be used an unlimited number of times, which is what investors take advantage of, for whom apartments have become a method of enrichment.
