In July, apartments became more expensive almost all over the country
Last July, average prices on the secondary housing market in Russian cities showed a small but positive trend. Although many analysts, on the contrary, expected a reversal in prices. In which cities have square meters increased in price the most?
According to the results of the second month of summer, the price of 1 square meter of an apartment on the secondary market increased in 55 large cities of the Russian Federation, decreased in 9 cities, and remained the same in 6 cities. This is the conclusion reached by the general director of the portal «World of Apartments» Pavel Lutsenko, who, together with his colleagues, conducted a study of 70 cities with a population of more than 300 thousand people.
According to the expert, the regular market in July showed better dynamics than the new buildings market, where the cost per square meter increased by 0.5%, and the cost per lot fell by 0.1%. This is natural — because prices there were overheated more than on the secondary market. «As we predicted, the difference in prices on the primary and secondary housing markets is gradually decreasing, since the terms of mortgage lending are now basically the same (except for family and IT mortgages), and the cost of apartments is lower on the secondary market,» Lutsenko noted.
According to his data, Krasnodar emerged as the leader in price growth, where average prices per square meter rose by 2.9% over the month. The top 10 regions also included Nizhny Novgorod (+1.9%), Ulyanovsk (+1.8%), Moscow Region (+1.7%), Samara (+1.7%), Ulan-Ude (+1.5%), Tomsk (+1.3%), Rostov-on-Don (+1.3%), Moscow (+1.3%) and Tolyatti (+1.3%).
The biggest price decrease in square meters was in Leningrad Oblast (3.1%), Saint Petersburg (1.2%), Tver (0.6%), Kemerovo (0.3%), Cherepovets (0.2%), Vladivostok (0.2%), Kurgan (0.2%), Kirov (0.1%) and Chita (0.1%). On average, in Russian cities, 1 square meter of apartments became more expensive by 0.6%, and is now estimated at 115,309 rubles.
The total price of an apartment on the secondary market increased in 32 cities, decreased in 37 cities, and remained the same in one. The average lot price increased the most in Tolyatti (+3.1%), St. Petersburg (+3.1%), Moscow (+2.6%), Krasnodar (+2.6%), Tomsk (+2.3%), Moscow Region (+2.3%), Samara (+2.1%), Yekaterinburg (+1.6%), Saransk (+1.6%) and Omsk (+1.5%).
Lots fell the most in Astrakhan (–2.6%), Smolensk (–2.4%), Cheboksary (–2.9%), Bryansk (–1.9%), Izhevsk (–1.8%), Nizhny Tagil (–1.6%), Vladimir (–1.5%), Rostov-on-Don (–1.5%), Penza (–1.4%) and Ivanovo (–1.3%).
On average, across all cities, an apartment on the secondary market has become 0.2% more expensive. Currently, its price is 6 million rubles.
The expert drew attention to another interesting trend: the average area of apartments for sale continues to shrink. In July alone, the average apartment «shrank» by 0.7 sq. m.
