Budget housing is located exclusively outside the Moscow Ring Road and costs even less than ten million rubles
Multi-room apartments are usually chosen by families with children, since a large space is necessary for all inhabitants. Single Russians, even if they are planning a wedding, rarely buy housing of a “substantial” size due to its high price. People usually hope that they will accumulate additional meters over time. However, large apartments have an advantage: a square meter in them is cheaper than in one-room apartments and two-room apartments.

In May 2024, the share of family apartments for sale (from three to four rooms) on the “old” market Moscow accounted for 41.7% (16.8 thousand apartments).
“The main share of family apartments falls on three- and four-room Euro-format housing – 26.3% and 12.5% respectively,” says Elena Chegodaeva, head of the Analytics and Consulting Department at NDV Supermarket Real Estate. – The smallest share is occupied by three- and four-room apartments with a classical layout – 2.6% and 0.3% each.
The most family apartments for sale are in five districts: Danilovsky (1.4 thousand), Pokrovskoye -Streshnevo (1.1 thousand), Ramenki (900), Khoroshevo-Mnevniki (744), Presnensky (606).
The average cost of «three rubles» and «fours» is: in the comfort class — 333 thousand rubles per square meter, in the «business» class — 482 thousand, in the premium segment — 799 thousand rubles.
As for in fact, prices for the entire apartment, the cheapest “three ruble” euro-format is sold for 9.9 million rubles in the Kosino-Ukhtomsky district. The area of the apartment is 76.8 square meters.
In second place is housing worth eleven million rubles. with an area of 50.6 square meters, located in South Butovo. In the Molzhaninovsky district, a budget three-room apartment with an area of 57.6 square meters costs 12.1 million rubles, and housing with an area of 51.7 square meters in the Kryukovo district costs 12.5 million. Rounding out the top five is an apartment with an area of 46.2 square meters in Mitino, its cost is 13.3 million rubles.
The most expensive was an apartment in Zamoskvorechye with an area of 162 square meters: its cost is 526 million rubles. In the Ramenka area, experts found two expensive apartments: one has an area of 217 square meters and costs 430 million rubles; the second, measuring 162 square meters, will cost “slightly” cheaper — 260 million.
