How much do summer houses and cottages rent out in the Moscow region
Restrictions on travel abroad, expensive train tickets to southern seaside resorts have forced many Moscow residents to pay attention to summer cottage villages in the Moscow region during their vacations. How much does it cost to rent a country house now?
According to analysts from the Domclick service, Odintsovo is the leader in the Moscow Region in terms of the number of advertisements for long-term rental of country houses. This urban district accounts for 26.5% of the total supply in the region. Istra is in second place (11%), and Krasnogorsk is in third place (9%). Ramenskoye (5.5%), Mytishchi (3.5%), Naro-Fominsk (2.9%), and Dmitrov and Solnechnogorsk (2.2% each) are also in the top 7.
At the same time, experts noted that this holiday season, compared to the summer of 2023, the number of ads for renting houses in all cities of the Moscow region has significantly decreased. This trend is noticeable not only in the Moscow region districts located 30 km from the Moscow Ring Road, but also in relatively remote locations (Istra, Naro-Fominsk, Solnechnogorsk).
Krasnogorsk leads the top 7 locations in terms of suburban rental prices. For a 100-square-meter house, its owners here ask an average of 138,500 rubles per month. Istra is in second place (127,300 rubles), and Odintsovo is in third (113,000 rubles). Moreover, given the acute shortage of available cottages and summer houses, tenants should not count on discounts. Further ahead in this list are Mytishchi and Naro-Fominsk, which are far behind. A standard suburban house here is rented out for a month for 73,100 rubles and 68,000 rubles, respectively.
Over the past 12 months, the most expensive properties in the Moscow Region were country houses in Mytishchi (+44%), Krasnogorsk (+33%) and Ramenskoye (+20%). At the same time, dachas and cottages around Solnechnogorsk have become cheaper over the year. In such popular summer vacation locations as Odintsovo, Dmitrov and Naro-Fominsk, the cost of renting a country house has remained virtually unchanged, as average rental rates have increased by no more than 5% on average over the year.
Most often, tenants are interested in cottages with an area of 100-120 sq. m and country houses with an area of 40-60 sq. m. Every fourth tenant prefers townhouses. The most popular request is a well-kept local area with fruit trees and a well-equipped recreation area. The presence of a sauna, a children's pool or a pond nearby is welcome.
This summer, the trend for daily rent of country houses has gained momentum on the market. According to CIAN calculations, the average rates for country houses in the Moscow region fluctuate in a narrow range of 13.5-14.5 thousand rubles per day. Many property owners would like to raise rates even higher. But competition from lots in neighboring regions, where rent is more affordable with comparable quality of properties, does not allow them to raise prices.
