The largest number of new residential projects appeared in the Central District
In the first half of 2024, Moscow developers opened sales and bookings for forty development projects, analysts have calculated. Compared to the same period in 2023, the figure increased by 29%. We are talking not only about ready-made residential complexes, but also about those that are still being built.
Despite the decline in demand for housing, the activity of developers in the first half of 2024 corresponds to the indicators for the same period in previous years. For comparison: in the first half of 2022, the implementation of 38 projects began, in 2021 — 32, in 2020 — 27, in 2019 — 30.
The most active in launching new projects are developers of residential complexes, business class. They opened sales and bookings of premises in 12 properties. This is followed by developers of high-budget new buildings (elite and deluxe) with nine “premiere houses”. The implementation of eight projects began in the premium segment. In the market of mass new buildings, developers have launched six projects. Five new objects have appeared in New Moscow.
Meanwhile, in the first half of 2023, the start of new projects by class looked like this: in the high-budget segment — ten, in business class — seven, in the mass segment and in New Moscow — five projects each, in the premium class — four.
“The business segment remains the most dynamic in the Moscow new buildings market,” comments Kristina Nedrya, director of commercial management at Stone. — The main buyer audience with large budgets is focused on searching for new buildings of this particular class. In the first half of 2024, the demand for new business-class buildings increased by 45% compared to the same period in 2023.
The start of sales of new projects in the second quarter of 2024 increased by one and a half times compared to the first quarter.< /p>
Territorially, the largest number of new projects appeared in the Central Administrative District — ten. Sales of five projects each began in the Southern and Eastern districts. There are four “premiers” each in the Western and Novomoskovsk districts. There are three new projects in the northwest and north. Two “premiers” in the South-Eastern District. In North-East, South-West, Troitsky and Zelenogradsky there is one new project each.
— The growth of the “business” and “premium” segments continues, with an obvious decrease in the interest of developers in the mass segment of new buildings. Gradually, the comfort class is moving more and more to New Moscow, while in the old borders developers prefer to implement more expensive projects, sums up Ruslan Syrtsov, managing director of the Metrium company.
